Paying Gurgaon Property Tax: A Practical Guide

Property tax in Gurugram is collected by the Municipal Corporation of Gurugram (MCG) through the Haryana Urban Local Bodies (ULB) property tax system. It applies to residential, commercial, industrial and vacant properties within MCG limits. For most owners the tax is modest compared with other housing costs. Problems usually come from incorrect property records, unpaid arrears and missing no-dues certificates, which can hold up a sale, a loan or a registration.

This guide focuses on the practical process. For the current rate structure and year-specific figures, see our MCG property tax 2026 guide.

What was wrong in the older version of this guide

An earlier version of this page gave a residential rate of "Rs 1 per sq yard", a commercial slab table that contradicted itself, a 1.5% monthly penalty, and said tax could be paid at Oriental Bank of Commerce branches. These were not reliable. Oriental Bank of Commerce merged into Punjab National Bank in 2020. Rates, rebates and interest are set by Haryana notifications and change over time, so we have removed the old figures and point you to where current ones are published.

How property tax is worked out

Haryana's urban local bodies use a unit-area method. In broad terms, the tax depends on:

  • Property type and use: residential, commercial, industrial, institutional, vacant plot or mixed use;
  • Area: plot area and covered area, with rates applied in slabs;
  • Location category of the colony or sector;
  • Exemptions and concessions notified by the state for particular categories.

Commercial use is taxed at higher rates than residential. A residential property used for business can be reassessed at commercial rates, so make sure the recorded use matches the actual use.

Step 1: Find your property ID

Each property in MCG limits has a unique property ID in the ULB database. You can search for it on the Haryana ULB property tax portal (property.ulbharyana.gov.in) by district, municipality, colony and owner's name or address. Many owners find that their record has errors, such as the wrong owner name, area, use or floor. Payments made against a wrong record can still leave you with a "dues" flag later.

Our guide to finding and correcting your Gurugram property ID covers this in detail.

Step 2: Self-certify or correct the record

The portal lets owners self-certify property details, uploading supporting documents such as the sale or conveyance deed and an ID. Where an error needs official correction, file an objection through the portal or at the MCG zonal office and keep the acknowledgement. Fix the record before paying a large bill or applying for a no-dues certificate.

Step 3: Check the bill and pay online

  1. Log in to the property tax portal using your mobile number.
  2. Search for and select your property ID.
  3. Review the current-year tax, arrears and any interest shown.
  4. Pay by net banking, card or UPI through the payment gateway.
  5. Download and save the receipt. Keep receipts for every year you own the property.

Offline payment is possible at MCG facilitation counters. Check the current list of counters with MCG before you go.

Rebates and deadlines

Haryana often announces a rebate for paying the current year's tax early. For example, for 2025-26 the state announced a 10% rebate on the current year's tax if paid by 31 July 2025, with arrears to be cleared in full to qualify. Rebate percentages, deadlines and any interest waivers on arrears are announced each year and are sometimes extended. Check the portal or MCG announcements for the current financial year rather than assuming last year's terms apply.

Step 4: Get a no-dues certificate when you need one

A no-dues certificate (NDC) from the property tax system is needed for many transactions in Gurugram, including registration of a sale deed. Once dues are cleared and the record is correct, you can generate the NDC through the portal. Buyers should insist on a current NDC from the seller before registration. See our MCG no-dues certificate guide.

Common mistakes

  • Paying against the wrong property ID, such as the developer's old record or a neighbour's unit.
  • Ignoring arrears from a previous owner. Buyers should check dues before the deal, not after.
  • Use mismatch, where a home used as an office is recorded as residential, or a vacant plot is not updated after construction.
  • Not keeping receipts. Portal histories can be incomplete, and your own records are your proof.
  • Confusing property tax with other charges. Water, sewer and garbage charges, and society maintenance, are billed separately. See our guide to water and sewer dues.

For buyers: what to ask the seller

  • The property ID and a screenshot of the record showing the correct owner, area and use.
  • Receipts for recent years and a current no-dues certificate.
  • Confirmation that no objection or correction is pending.
