Gurgaon 2023: the year luxury took over

This article was originally written in 2023, when Gurgaon's housing market was at the peak of a post-pandemic upswing. It has been revised in October 2026 as a dated look back. Figures below refer to 2023 unless stated otherwise and come from the sources named. They describe what happened then, not what is happening now. For current conditions, see our 2026 price trends.

Sales: Gurugram grew while other NCR markets slowed

According to ANAROCK data published at the end of December 2023:

  • Gurugram recorded about 36,970 housing sales in 2023, up about 13% from 32,615 in 2022.
  • Noida sales fell about 8% (to 5,840 units) and Greater Noida about 7% (to 10,180 units).
  • Across Delhi-NCR, sales rose only about 3%, to roughly 65,625 units, so Gurugram accounted for more than half of the region's sales.

Nationally, ANAROCK reported record housing sales of about 4.77 lakh units across the top seven cities in 2023, up about 31% year on year.

Luxury: the defining trend of the year

2023 was the year Gurgaon's luxury segment moved into the mainstream of the market.

  • In February 2023, DLF sold all 1,137 apartments at The Arbour in Sector 63 within three days, for over Rs 8,000 crore, according to news reports.
  • In December 2023, Godrej Properties reported selling homes worth about Rs 2,600 crore at Godrej Aristocrat in Sector 49 soon after launch.
  • CBRE reported that sales of homes priced above Rs 4 crore rose about 97% year on year across the top seven cities in January–September 2023, to around 9,200 units. Delhi-NCR accounted for about 37% of those sales, the highest share of any region.

Golf Course Extension Road, Golf Course Road and the Dwarka Expressway were the most active luxury locations in Gurugram in this period.

Prices: strong growth, especially in Delhi-NCR

The Reserve Bank of India's House Price Index, based on registration data, rose 5.1% year on year at the all-India level in April–June 2023. Delhi recorded the highest growth among the ten cities covered, at 14.9%. The RBI index covers Delhi rather than Gurugram specifically, but it reflected the strength of the NCR market at the time.

The original version of this article quoted several other price-growth figures, including year-on-year and quarter-on-quarter percentages attributed to developers and listing portals. We could not trace these to primary sources, so they have been removed.

Why demand was so strong

  • Post-pandemic preference for larger homes in gated, amenity-rich societies.
  • Branded developers launching at scale, which drew end users and NRI buyers who were cautious about smaller developers after the delays of the 2010s.
  • Infrastructure nearing completion, especially the Dwarka Expressway, whose Gurugram section opened in March 2024.
  • Employment in Gurugram's office and services economy.

What happened next

The 2023 momentum did not continue unchanged. ANAROCK reported that housing sales volumes across the top seven cities fell about 4% in 2024, while the value of sales rose about 16%, a sign that fewer but more expensive homes were being sold. In Gurugram, large luxury launches continued to sell quickly into 2024 and 2025, while buyers became more price-sensitive in the mid-segment. Our 2026 market analysis looks at whether the market is still booming or maturing.

Lessons for buyers in 2026

  1. Headline growth figures are averages. Price changes in 2023 varied widely by corridor, project and unit size. Use transaction evidence for the specific society.
  2. Luxury sell-outs do not guarantee resale gains. Fast primary sales show demand at launch; resale value depends on delivery, quality and the price you paid.
  3. Compare markets on like-for-like data. If you are weighing Gurugram against Noida, see our Noida vs Gurugram comparison.
  4. Timing is less important than fit. Our guide on whether to buy now or wait covers how to decide.
