India real estate 2023: the year in review

This review was first published at the end of 2023 and has been revised in October 2026. It is a historical summary of what happened in India's residential real estate market in 2023, using figures from named sources. It does not describe current conditions; for those, see our latest coverage of 2026 housing sales and launches.

1. Record housing sales

ANAROCK estimated that about 4.77 lakh homes were sold across India's top seven cities in 2023, a record and roughly 31% more than in 2022. Mumbai Metropolitan Region and Pune led by volume. In Delhi-NCR, Gurugram drove the market: ANAROCK put Gurugram's 2023 sales at about 36,970 units, up about 13%, while Noida and Greater Noida declined.

2. Luxury became a mainstream segment

The strongest trend of the year was the growth of luxury housing. CBRE reported that sales of homes priced above Rs 4 crore rose about 97% year on year in January–September 2023, to around 9,200 units across the top seven cities. Delhi-NCR accounted for about 37% of these, Mumbai about 35% and Hyderabad about 18%.

Several large luxury launches in Gurugram sold out within days in 2023, which encouraged developers to plan more premium supply in 2024 and 2025.

Explanations offered at the time included rising incomes among high earners, a post-pandemic preference for larger homes, interest from NRI buyers and a preference for branded developers after the project delays of the 2010s.

3. Interest rates stayed flat

After a series of increases in 2022, the Reserve Bank of India raised the repo rate to 6.5% in February 2023 and then held it there through the rest of the year, including at its December 2023 policy meeting. Home loan rates were therefore higher than in 2020–21 but stable, which helped buyers plan.

4. Prices rose, unevenly

The RBI's All-India House Price Index rose 5.1% year on year in April–June 2023. Growth varied widely by city; Delhi recorded the highest increase among the cities covered that quarter, at 14.9%. Within any city, price movements also differed sharply between corridors and between new launches and resale.

5. REITs widened their reach

In May 2023, Nexus Select Trust, backed by Blackstone, listed as India's first retail-mall REIT, joining the office REITs already listed. REITs gave smaller investors a regulated way to own a share of income-producing commercial property. Our REIT guide explains how they work today.

Claims we removed

The original version of this article stated that real estate contributed "over $477 billion and approximately 7.3% of GDP", that sector investment reached "$5.1 billion" with land deals at 40%, and cited survey percentages from a quarterly report. We could not verify these figures against primary sources in the form stated, so they have been removed rather than repeated.

What happened after 2023

  • ANAROCK reported that housing sales volumes in the top seven cities fell about 4% in 2024, while the total value of sales rose about 16% to around Rs 5.68 lakh crore. Fewer homes were sold, but at higher average prices.
  • The shift towards premium homes continued. See our analysis of housing premiumisation.
  • Affordable and mid-segment sales came under more pressure as prices rose faster than incomes in many cities.

Takeaways for buyers today

  1. Record years do not repeat on schedule. 2023's growth was followed by a slower year for volumes.
  2. National figures hide local differences. Look at the specific city, corridor and project.
  3. Interest rates matter for affordability. Check current rates with your lender rather than relying on past cycles.
  4. Luxury launches selling out is not the same as resale appreciation. Judge each project on delivery and the price you pay.
