Global City and the Sector 37 Belt, Gurugram: A Buyer's Overview

Global City: Gurugram's Planned City Within a City

"Global City" is used loosely in Gurugram property listings, and the earlier version of this article mixed up two different things. Global City is a planned mixed-use district being developed by the Haryana State Industrial and Infrastructure Development Corporation (HSIIDC) in the Sector 36-37 belt along Dwarka Expressway. Separately, private residential projects in the nearby Sectors 37C and 37D include one marketed as "Signature Global City 37D". This overview explains both, and what buyers in the area should check.

What Global City is

According to an August 2026 report in ThePrint:

  • Global City covers roughly 1,000 acres in Sectors 36, 36B, 37, 37A and 37B, on Gurugram's western edge along Dwarka Expressway.
  • HSIIDC is the nodal agency. It builds the core infrastructure and auctions land parcels to private developers.
  • The plan includes office towers, residential blocks, retail, hotels, hospitals, schools and community facilities, with a water treatment plant, a lake, a link to Dwarka Expressway and a planned Namo Bharat station.
  • The idea dates back to around 2016. The project gained momentum with major land auctions in late 2023, after years of slow progress partly attributed to land litigation.
  • Phase one involves investment of about Rs 1,000 crore. About 80% of its physical work was reported complete in August 2026, with the remainder targeted for December 2026.
  • Several large developers were reported as having acquired parcels or shown interest.

The proposed Sector 56-Panchgaon metro corridor is also planned to pass through Global City, though as of September 2026 its revised project report was still being finalised. Treat it as a long-term possibility.

What this means today

Global City is still largely a district under development. Infrastructure is being laid and parcels are being sold to developers, who then need their own approvals before building. For buyers, that means:

  • Projects launched on Global City parcels are likely to be at an early stage. Check each one's licence or allotment, building approvals and Haryana RERA registration.
  • The district's employment, retail and transport benefits will arrive in phases. Do not pay today for facilities that are years away from opening.
  • Construction activity in the area may continue for several years, which affects daily living for early residents.

The neighbouring residential pockets: Sectors 37C and 37D

Sectors 37C and 37D, close to the NH-48 end of Dwarka Expressway, already have occupied group housing societies and newer low-rise projects. Established projects include ILD Greens in Sector 37C and BPTP Terra in Sector 37D.

"Signature Global City 37D" is a Signature Global independent-floor development in Sector 37D. Its Haryana RERA certificate for the phase registered as "Signature Global City 37D-2" (registration no. 97 of 2022) covers 536 independent floors on 134 plots across about 4.15 acres, with registration validity shown up to 28 February 2026. If you are considering a unit there, check the HRERA page for any extension, completion or occupation status since then. More on the developer is in our Signature Global developer profile.

Checklist for buyers in the Sector 37 belt

  1. Confirm the exact sector (36, 36B, 37, 37A, 37B, 37C or 37D). They are different areas with different stages of development.
  2. For any project, verify the HRERA registration, its validity and quarterly progress. Our guide on reading a Gurgaon RERA project page helps.
  3. For ready homes and floors, ask for the occupation certificate and, for floors, floor-wise registration.
  4. Check water, sewerage, power and monsoon drainage on the approach roads.
  5. Compare asking prices with recent resale deals in completed societies nearby.
  6. Value the property on what exists now, with Global City and the metro as possible upside, not as a certainty.

Frequently asked questions

Is Global City a sector or a project?

Global City is an HSIIDC-led planned district of roughly 1,000 acres spread across Sectors 36, 36B, 37, 37A and 37B. 'Signature Global City 37D' is a separate private residential project in Sector 37D.

When will Global City be ready?

As of August 2026, about 80% of the phase-one physical work was reported complete, with the rest targeted for December 2026. Buildings on auctioned parcels will follow on developers' own timelines, so the district will develop in phases.

Is there a metro to Global City?

Not yet. The proposed Sector 56-Panchgaon metro is planned to pass through Global City, but as of September 2026 its revised project report was still being finalised before approvals.

How do I check the status of Signature Global City 37D?

Search the project on the Haryana RERA website. The certificate for the 37D-2 phase showed validity to 28 February 2026, so look for any extension, completion or occupation updates and confirm floor-wise registration for resale units.

Are there offices in Sector 37 today?

Sector 37 near NH-48 has long had industrial and commercial use, while large-scale offices in Global City are still planned. Check the specific building and its occupancy rather than relying on the area's name.
