Godrej Properties: from 2010 listing to today

Godrej Properties Ltd (NSE: GODREJPROP) is the real estate company of the Godrej group and one of India's largest listed residential developers, with a sizeable Gurugram portfolio. Our earlier article quoted a June 2024 share price, described each period of its history as a steady rise, and offered a "promising" forecast. Share prices change daily and forecasts are not facts, so we have removed both. This version records the verifiable IPO history and explains how to read a listed developer's disclosures, both as a shareholder and as a homebuyer.

The IPO

ItemDetail
Issue period9–11 December 2009
Issue sizeAbout Rs 469 crore (book-built)
Price band (as reported)Rs 490–530 per share

Our original article said the IPO aimed to raise "around Rs 500 crore" and was "oversubscribed multiple times". The issue size was close to Rs 470 crore, and the overall subscription was moderate by the standards of later real estate IPOs. The company went public at a difficult time for property stocks, shortly after the 2008 global financial crisis.

Phases of the listed history

We describe the broad phases without quoting share prices, which you should check on the exchanges.

  • 2010–2013: The company expanded mainly through joint development agreements with landowners, an asset-light model that needed less upfront land capital.
  • 2014–2019: It grew its presence in Mumbai, NCR, Pune and Bengaluru. In this period, the Real Estate (Regulation and Development) Act, 2016 and GST (2017) changed how developers sell and account for projects. Larger developers with stronger balance sheets generally gained market share as smaller ones struggled with compliance.
  • 2020 onward: After the pandemic disruption, housing demand recovered strongly, particularly in premium segments. Godrej Properties became one of the largest residential developers by bookings and expanded in Gurugram with launches in several corridors.

Gaurav Pandey has been Managing Director and CEO since 1 January 2023, succeeding Mohit Malhotra; he was reappointed in 2025.

Metrics that matter for a listed developer

MetricWhat it tells you
Bookings (pre-sales)Value of homes sold in the period; the main demand indicator
CollectionsCash actually received from buyers; shows whether sales are turning into money
Net debtBorrowings minus cash; indicates financial headroom
Deliveries / completionsArea handed over; shows execution capacity
Launch pipelineFuture supply; useful, but plans can be deferred
Reported revenueRecognised on completion under accounting rules, so it can lag bookings by years

Our original article cited a "CAGR of around 20%" in revenue and a "healthy debt-to-equity ratio" without dates or sources. Use the company's latest investor presentation and audited results for current figures.

Why this matters to a homebuyer

A listed developer must publish its finances every quarter, which is useful information when you are buying an under-construction home from it. Collections and net debt show whether the company has financial room to keep building. Quarterly updates also reveal which projects are delayed. Even so, each project is regulated on its own under RERA, with its own escrow account and timeline. Check the specific project's HRERA page and progress reports; the company's results do not replace that.

The Gurugram projects named in our original article, including Godrej Habitat (Sector 3), Godrej Nature Plus (Sector 33, Sohna), Godrej Air (Sector 85) and Godrej Meridien (Sector 106), are at different stages. Our Godrej Properties Gurugram developer profile tracks its local projects.

Reading a quarterly update as a homebuyer

  1. Find the company's latest investor presentation on its website or the exchange filings page.
  2. Look for your project or city in the launch, sales and construction-progress sections.
  3. Compare collections with bookings. Collections far below bookings over several quarters can point to slow construction-linked payments.
  4. Note any commentary on delays, approvals or re-launches affecting your project.
  5. Cross-check what you find against the project's HRERA quarterly progress report, which is the regulatory record.

A note on forecasts

We have removed the original's forecasting section. Price targets and growth projections from brokers change frequently, and real estate stocks are sensitive to interest rates, launch timing and sector sentiment. If you are considering the shares, consult a SEBI-registered investment adviser. For context on how listed real estate fits into wider portfolios, see our REITs guide and our analysis of housing premiumisation.
