Godrej Properties in Gurgaon: 2024 Launches vs Older Projects

Godrej Properties, the real estate company of the Godrej group, has become one of the most active developers in Gurgaon. Many online lists, including an earlier version of this page, presented nine of its Gurgaon projects as "2024 launches", with prices and nearby schools and hospitals. Several of those projects were in fact launched years earlier, and the prices quoted were undated. This refreshed guide separates the launches from the 2023–24 period from older projects and shows how to check any of them.
Launches from the 2023–24 period
Two Gurgaon launches from this period are well documented through the company's own sales announcements, as reported in the national business press:
| Project | Location | Reported launch-period sales |
|---|---|---|
| Godrej Aristocrat | Sector 49 (Golf Course Extension Road / Sohna Road belt) | More than 600 homes, worth about Rs 2,600 crore, after its December 2023 launch |
| Godrej Zenith | Sector 89 (New Gurgaon / Dwarka Expressway side) | More than 1,050 homes, worth over Rs 3,000 crore, reported in April 2024 |
These are company-reported booking figures from the launch period. They show demand at launch, not construction progress or delivery. For the developer's launches after 2024 and its current pipeline, see our Godrej Properties Gurgaon profile.
Older Godrej projects often mislabelled as new
The projects below appear in Gurgaon listings and were marketed by Godrej Properties in earlier years. Some are completed and trade mainly on the resale market. Check the current status of any project on HRERA and with the occupation certificate before relying on a listing.
| Project | Sector / area | What to check now |
|---|---|---|
| Godrej Nature Plus | Sector 33, Sohna | Phase-wise OC and possession status |
| Godrej Aria | Sector 79 | OC, resale prices in the society |
| Godrej 101 | Sector 79 | OC, resale prices in the society |
| Godrej Frontier | Sector 80 | OC, maintenance and society handover |
| Godrej Air | Sector 85 | Phase-wise status and OC |
| Godrej Summit | Sector 104 | OC, conveyance deed, resale deals |
| Godrej Meridien | Sector 106 | OC, conveyance deed, resale deals |
The earlier version also listed a project as "Godrej Sector 89" with separate prices, which appears to refer to the Sector 89 launch now known as Godrej Zenith.
Why the launch year matters
- Price comparisons: a 2018 launch price and a 2024 launch price are not comparable. Corridor prices have moved a lot since then. A September 2026 Anarock report, for example, put Dwarka Expressway averages at about Rs 14,180 per sq ft in H1 2026, against about Rs 6,032 in 2021.
- Buying route: older projects are usually bought through resale, which involves transfer charges, society NOCs and registered sale deeds. New launches are bought from the developer under an agreement for sale.
- Risk profile: a completed project has no construction risk but may have older specifications. A new launch carries execution risk and a long possession wait.
How to evaluate a Godrej (or any branded) launch
- HRERA page: confirm the registration number, the phase or tower covered, the declared completion date and the quarterly progress reports. Our guide on reading a Gurgaon RERA project page walks you through it.
- Land structure: many projects are joint developments with landowners. Check which entity holds the licence and which one signs your agreement.
- Cost sheet: get the basic price, PLC, parking, club, EDC/IDC, GST and maintenance deposit in writing.
- Carpet area: compare price per sq ft of carpet area with nearby projects.
- Specifications: rely on the agreement's specification schedule, not on brochure imagery.
- Surroundings: check the status of sector roads, drainage and water connections, and any large supply due nearby.

Buying an older Godrej project on resale
If a project in the second table appeals to you, the checks are different from a new launch. Ask the seller for the registered allotment or conveyance documents, the occupation certificate for the tower, the society's no-dues certificate and the developer's transfer requirements. Compare the asking price with recent registered deals for similar units in the same society. Asking prices on listing portals often differ from what buyers actually pay. Inspect the flat and the common areas, and ask residents about maintenance quality and charges.
Bottom line
Godrej Properties has a large and varied footprint in Gurgaon, but its projects are not all recent and none should be bought on brand alone. Find out each project's launch year and stage, compare prices on a carpet-area basis, and verify the HRERA record and approvals for the exact tower you are considering.
Frequently asked questions
Which Godrej projects in Gurgaon were launched around 2024?
Two well-documented launches from that period are Godrej Aristocrat in Sector 49 (launched December 2023) and Godrej Zenith in Sector 89 (sales reported April 2024). Check later launches in our current Godrej profile.
Is Godrej Summit or Godrej Meridien a new launch?
No. Both are older Godrej projects on Dwarka Expressway (Sectors 104 and 106). Check their occupation certificate status and recent resale deals rather than launch prices.
Why are prices not listed for each Godrej project?
Launch prices change, differ by tower and floor, and older figures are misleading today. Ask for a current written cost sheet, or compare registered resale deals in the same society.
How do I confirm a Godrej project's RERA status?
Search the project name or promoter on the Haryana RERA (Gurugram) website. Note the registration number for your phase or tower, the declared completion date, any extensions and the quarterly progress reports.
