Golf Course Extension Road: What Will Shape Its Next Phase

The original version of this article described Golf Course Extension Road (GCER) as a "vision unveiled". A few years on, much of that vision is built: the corridor is lined with occupied high-rise societies, new luxury launches and growing retail. The more useful question for buyers now is what will shape its next phase, and which of those factors are confirmed, planned or only proposed.
Where Golf Course Extension Road runs
GCER continues south-east from the end of Golf Course Road near Ghata and runs to Vatika Chowk on Sohna Road, where it meets the Southern Peripheral Road (SPR). Sectors along or just off the road include 58 to 68, including the low-rise Sector 63A. It is a separate road from the SPR, although the two are often confused in listings.
For a project-level overview of the corridor, see our Golf Course Extension Road property guide. This article focuses on what lies ahead.
What has already changed
- Vatika Chowk underpass: the 0.822 km underpass linking SPR and GCER under the Vatika Chowk junction was opened in November 2023. It removed one of the corridor's worst signal bottlenecks.
- Large luxury launches: the scale of demand became clear in February 2023, when DLF sold all 1,137 apartments at The Arbour in Sector 63 within three days, for over Rs 8,000 crore according to news reports. Several other developers have launched premium projects since.
- Occupied societies: many projects launched in the 2010s are now delivered and occupied, which has brought schools, retail and services into the corridor.
Five factors that will shape the next phase
1. The elevated corridor plan (planned, not yet built)
In October 2026, GMDA invited bids for Phase 1 of an elevated Southern Peripheral Road from Vatika Chowk to the Dwarka Expressway cloverleaf on NH-48 (4.23 km, about Rs 776 crore). GMDA's plan also includes a grade-separated interchange at Vatika Chowk (Phase 2) and an 8.5 km elevated corridor towards Ghata (Phase 3), for which detailed project reports were still being prepared. Phase 3 would run along the GCER alignment. Until it is approved and awarded, buyers should treat it as a plan rather than a certainty, and expect construction disruption when it starts.
2. The proposed Sector 56–Panchgaon metro
A medium-capacity metro of about 35 km with 28 stations has been proposed from Sector 56 via Sectors 61, 65 and 66, then Sectors 50 and 49, Kherki Daula, Global City and New Gurugram towards IMT Manesar and Panchgaon. In September 2026, Haryana's Chief Secretary directed agencies to finalise the revised DPR. The project has not yet been sanctioned. Station locations, if confirmed, will matter more than the line itself. Our Gurugram metro guide covers the citywide network.
3. Road upkeep and pedestrian infrastructure
In February 2024, a GMDA adviser's inspection found missing footpaths and uncovered drains along much of the road, and the surface was badly damaged at the time. GMDA said repair work had been awarded. The quality of the road, drains and footpaths affects daily life as much as any new project. Check the current condition near the specific society you are considering, especially after monsoon rain.
4. New supply
Premium launches continue in the sectors along and behind GCER. New supply gives buyers choice, but it also competes with resale units in older projects. If you are buying to resell, compare your expected exit price with what developers will be charging for new inventory nearby at that time.
5. Jobs and social infrastructure
The corridor's appeal rests on short drives to Golf Course Road, Sohna Road and Cyber City. Growth in nearby offices and in operational schools and hospitals will support long-term demand. Count what is already operating, not what is announced.
What this means for buyers
| Factor | Status (Oct 2026) | How to use it |
|---|---|---|
| Vatika Chowk underpass | Operational since Nov 2023 | Already reflected in prices |
| Elevated SPR Phase 1 | Bids invited | Expect disruption at Sectors 69–75A junctions; benefit after completion |
| Elevated corridor to Ghata | DPR under preparation | Do not pay a premium for it yet |
| Sector 56–Panchgaon metro | Revised DPR pending | Treat as upside, not a base case |
A practical checklist
- New launch: verify the HRERA registration, licence and declared completion date, and the developer's delivery record on this corridor.
- Resale in an occupied society: check OC, conveyance deed, maintenance history and parking allotment.
- Location within the corridor: compare noise and access for units right on GCER against inner-sector towers, particularly if elevated construction is expected nearby.
- Low-rise alternatives: sectors such as 63A offer plotted and low-rise options; see our Sector 63A guide.
- Corridor comparison: if you are also considering the established road, read Golf Course Road vs Extension Road.

Frequently asked questions
Is Golf Course Extension Road the same as the SPR?
No. Golf Course Extension Road runs from the end of Golf Course Road near Ghata to Vatika Chowk on Sohna Road. The Southern Peripheral Road runs from Vatika Chowk towards NH-48. The Vatika Chowk underpass, opened in November 2023, links the two.
Is there a metro planned on Golf Course Extension Road?
A Sector 56–Panchgaon metro has been proposed via Sectors 61, 65 and 66. As of September 2026 its revised DPR was still being finalised and the project had not been sanctioned, so treat it as possible rather than confirmed.
Will an elevated road be built on Golf Course Extension Road?
GMDA plans an 8.5 km elevated corridor towards Ghata as Phase 3 of its SPR elevated road programme. In October 2026 its DPR was still under preparation; only Phase 1 (Vatika Chowk to NH-48) had gone to tender.
Should I buy a new launch or a resale unit on Golf Course Extension Road?
A resale unit in an occupied society lets you inspect the home and rent or move in quickly. A new launch offers newer design and staggered payments but carries delivery risk. Compare the all-in cost and timeline of both.
