Golf Course Road vs SPR: Established Luxury or Emerging Corridor?

Published 2024-05-28 · NStay Homes

Golf Course Road vs SPR: which fits you?

Golf Course Road (GCR) and the Southern Peripheral Road (SPR) are both linked to Gurugram's luxury housing, but they are at very different stages. GCR is a mature, built-out corridor with some of the city's most expensive homes. SPR is a newer belt with a large pipeline of launches. Our earlier comparison quoted average rents for each road (about Rs 1.96 lakh and Rs 1.01 lakh a month for a 3 BHK) and called GCR's market "stable" and SPR's "poised for significant growth". Those figures were undated and unsourced. This version compares the corridors on factors that hold up over time.

Golf Course Road: what you pay for

GCR's value comes from being complete. Offices in Golf Course Road business towers and nearby Cyber City, the Rapid Metro, established schools and hospitals, and luxury projects in Sectors 42 and 54 give it depth that newer corridors lack. The trade-offs are price and age. Entry costs are among the highest in the city, and some buildings are now 15 to 20 years old, which brings higher maintenance and, in some cases, structural audits and upgrade costs. Our Sector 42 luxury buyer checklist covers what to inspect in older luxury stock.

SPR: what you are betting on

SPR offers newer product at lower entry prices than GCR, with more choice of format, including plots, builder floors, high-rises and commercial units. Its value depends on things still to happen:

  • completion of the many projects under construction;
  • delivery of GMDA's elevated SPR, starting with the planned 5.3 km Vatika Chowk–NH-48 stretch;
  • progress on the proposed Sector 56–Pachgaon metro, which was at the detailed project report stage in 2025;
  • growth of local retail, schools and healthcare.

Each of these can slip. Our SPR value versus execution risk analysis looks at this in detail.

Rents and yields: how to compare properly

Rents on GCR are generally higher in absolute terms because of location and building quality. Yields, rent as a percentage of price, are not necessarily higher, because prices are also higher. On SPR, rental demand in new projects depends on how many completed homes come to market at once. To compare yields, use current asking rents for similar completed units in each corridor and current deal prices, not brochure figures. Our rental yield guide has a calculator approach.

Which suits whom?

  • Choose GCR if you want a ready, established address with metro access and mature amenities, and are comfortable with a higher entry price and an older building.
  • Consider SPR if you want newer construction, more space for the price or a plotted or floor format, and can accept construction-phase living and infrastructure timelines.
  • Look at Golf Course Extension Road too. It sits between the two in maturity and price. Our Golf Course Road vs Extension Road comparison covers that choice.

Questions to ask in either corridor

  1. What is the price per square foot of carpet area, and how does it compare with recent registered sale deeds in the same project?
  2. For older GCR buildings, when was the last structural audit and what major repairs are planned?
  3. For SPR projects, what is the HRERA-declared completion date and the latest quarterly progress?
  4. What are the monthly maintenance charges, and what do they cover?

Frequently asked questions

Is Golf Course Road more expensive than SPR?

Generally yes. GCR is a mature corridor with established luxury projects and metro access, so entry prices are higher. Compare specific projects on carpet-area price.

Does SPR have metro connectivity?

Not at present. A Sector 56 to Pachgaon metro line serving the SPR and Golf Course Extension Road belt has been proposed but was not yet approved as of 2025 reports.

Which corridor has better rental yield, GCR or SPR?

It depends on the specific unit and price paid. GCR rents are higher in absolute terms, but so are prices. Calculate yield from current rents and deal prices for comparable units.

Is SPR a good option for buying a plot?

SPR has plotted supply in sectors such as 70A and 73, which GCR largely lacks. Check the colony licence, zoning plan and infrastructure status before buying.
