Investing in New Gurgaon: Pros and Cons for Buyers

"New Gurgaon" is the name the market uses for the sectors developed west and south-west of the old city along NH-48, broadly Sectors 76 to 95, between Kherki Daula and the Manesar belt. It is not a separate city or an official district; it is part of the Gurugram–Manesar urban complex planned under the Haryana master plan.
The original version of this article placed New Gurgaon "close to Faridabad", which is misleading: the area lies on the opposite side of the city, towards Manesar. This refreshed guide keeps the pros-and-cons format but grounds each point in what buyers can actually check.
The pros
1. Highway and expressway access
New Gurgaon sits along NH-48, the Delhi–Jaipur highway. The southern end of the Dwarka Expressway meets NH-48 near Kherki Daula, and the expressway has been fully open since its Delhi section was inaugurated in August 2025. The KMP (Western Peripheral) Expressway passes near Manesar. For people who work in Manesar, along NH-48 or near the airport, the commute can be manageable.
2. Newer housing stock
Most societies here were built in the last 10–15 years, so you get newer layouts, better parking ratios and more modern fire and lift systems than many older Gurgaon towers.
3. Lower entry prices than central corridors
Prices have risen considerably, but New Gurgaon is still generally cheaper per sq ft than Golf Course Road, Golf Course Extension Road or the established parts of the Dwarka Expressway. For end users upgrading space within a budget, that matters.
4. Planned sector grid
The area was planned as a grid of sectors with master sector roads, green belts and sites reserved for schools, healthcare and community facilities. As those sites are built, the area becomes more self-contained.
5. Nearby employment
Manesar and the IMT industrial belt, warehousing along NH-48 and the KMP, and the planned Global City on the Dwarka Expressway all support housing demand. Global City's first-phase infrastructure was reported by the state in August 2026 to be largely complete.
6. A range of formats
New Gurgaon has affordable-housing-policy projects, mid-segment apartments, premium high-rises, independent floors under the DDJAY plotted-colony policy and some villa communities, so buyers can choose the format that fits.
The cons
1. Last-mile roads
Not every master sector road and service road is complete, and some societies depend on narrow or unfinished stretches. Check the actual approach road to your society, not just the nearest highway. See master sector roads and last-mile access and our note on NH-48 and New Gurgaon demand.
2. Commuting to central Gurgaon
Commuting to Cyber City or Golf Course Road often means NH-48 through Kherki Daula and Rajiv Chowk, or the Dwarka Expressway and SPR routes. Peak-hour travel times can be long. Test your commute at the hour you would travel.
3. No metro yet
There is no operational metro in New Gurgaon. A Sector 56–Panchgaon metro passing through New Gurugram sectors (84, 86 and 90 are among those named) has been proposed, but as of September 2026 its revised DPR was still being finalised. Bus and shared transport options are limited.
4. Civic services
Water supply, sewer connections and storm drainage vary by sector. Some societies rely partly on tankers or on their own STPs because the master network is incomplete. Ask the RWA or the developer's maintenance team how water is supplied today.
5. Heavy new supply
Many large projects deliver within a few years of each other. That can hold down rents and resale prices in the early years after possession, because many owners try to let or sell at the same time.
6. Delayed projects in the past
Some projects in this area were delayed in the 2010s. RERA has improved disclosure, but checking a developer's delivery record and the HRERA project page remains essential.
7. Air quality
Like the rest of the NCR, New Gurgaon sees poor air quality in winter. Proximity to highways, construction sites and industrial areas can make it worse in specific pockets.

How to decide
- End users working along NH-48, in Manesar or near the airport may find New Gurgaon offers the best space for the money.
- Investors should prefer occupied societies with good approach roads and mainstream unit sizes, and be cautious about pricing in a metro that is not yet sanctioned.
- Everyone should verify HRERA registration, OC status, maintenance charges and the approach road before paying.
