Investing in Dwarka Expressway Projects: What Buyers Should Check

The Dwarka Expressway (also called the Northern Peripheral Road) was, for most of the last decade, a corridor people bought into on the promise of a road. That phase is over. The Gurugram section was opened in March 2024 and the Delhi section in August 2025, so the expressway now runs end to end from Shiv Murti near NH-48 in Delhi to Kherki Daula in Gurugram. For a buyer in 2026, the useful question is no longer "will the expressway happen?" but "which project on it is right for me, and at what stage?"
This guide keeps the original article's focus on key considerations for buyers, but replaces generic advice with checks that matter specifically on this corridor.
Where the corridor stands in 2026
- Road: The roughly 19 km Haryana stretch was inaugurated on 11 March 2024. The 10.1 km Delhi stretch, from the Shiv Murti intersection to the Delhi–Haryana border via the Dwarka Sector 21 road-under-bridge, was inaugurated on 17 August 2025 and connects to Urban Extension Road-II.
- Metro: There is no metro running along the expressway itself yet. Gurugram's new Millennium City Centre–Cyber City metro is under construction, with Phase 1 (to Sector 9) targeted for 2028 and Phase 2 (Sector 9 to Cyber City via Palam Vihar and Sectors 22–23A) recently cleared for civil-works tendering. A Gurugram–Dwarka Sector 21 metro link has been discussed by the state since at least 2020. Until it is sanctioned and under construction, treat it as a possibility, not a pricing input.
- Global City: Haryana's roughly 1,000-acre Global City in Sectors 36–37B lies along the expressway. As of August 2026, the state said most of the first-phase infrastructure work was complete. It could become a large employment cluster, but timelines have slipped before.

1. Choose the sector before you choose the project
"Dwarka Expressway" covers more than 25 sectors with very different profiles. Roughly:
- Northern stretch (Sectors 99A–113, near the Delhi border): closest to Dwarka, IGI Airport and the Delhi section. Many older societies are already occupied, and a number of newer high-rises have launched here.
- Middle stretch (Sectors 88–99): mixed occupancy, with completed affordable and mid-segment housing next to new launches.
- Southern stretch (Sectors 36–37D and near Kherki Daula): closer to NH-48, Global City and the industrial belt, often at a lower entry price but with longer social-infrastructure timelines.
Check the actual drive to your workplace at peak hour, the service road and sector road condition, and the nearest school and hospital that already operate, not those "proposed". Our micro-location comparison breaks the corridor down in more detail, and you can browse individual sectors such as Sector 109.
2. Read the HRERA page, not the brochure
Every under-construction project on the corridor should be registered with Haryana RERA (Gurugram). Before paying a booking amount, check on the HRERA project page:
- the registration number and the tower or phase it actually covers;
- the promoter's declared completion date and whether any extension has been granted;
- the licence and building-plan details, and whether the land owner and promoter are different entities (common in collaboration projects);
- quarterly progress reports and any complaints or orders against the promoter.
Our guide on how to read a Gurgaon RERA project page walks through each field.
3. Match possession stage to your goal
On this corridor you can buy at three very different stages: new launch, mid-construction, or ready (with occupation certificate). Each carries a different risk.
| Stage | What you gain | What you take on |
|---|---|---|
| New launch | Choice of unit, staggered payments | Delivery risk, 4–6 year wait, no rent |
| Under construction | Visible progress, shorter wait | Limited inventory, possible delay |
| Ready / OC received | Immediate use or rent, inspectable | Higher upfront cost, resale paperwork |
If you need rent soon, or cannot carry EMI plus rent for several years, a ready or near-ready unit usually fits better. See ready-to-move vs under-construction in Gurgaon.
4. Developer track record: look at delivered towers
Many large and mid-sized developers are active on the expressway. Rather than relying on brand, visit a project the same developer has already delivered nearby. Ask residents about maintenance, water supply, the quality of handover and how snag lists were closed. Check whether earlier projects received their occupation certificate close to the promised date. Our developer pages are a starting point.
5. Price the full cost, not the headline rate
Corridor prices have risen sharply since 2020, and today's asking prices already reflect the completed road. Before you compare projects, convert each quote to an all-in cost per sq ft of carpet area, including:
- preferential location charges, car parking and club membership;
- EDC/IDC if charged separately, interest-free maintenance security and GST on under-construction units;
- stamp duty and registration at the time of conveyance;
- the gap between carpet and super area, which varies widely between projects.
Do not assume past appreciation will repeat. Much of the infrastructure premium for the road is already in the price, so future gains depend more on how fast each sector fills up and on employment hubs such as Global City.
6. Be realistic about rental demand
Rental demand is strongest in occupied sectors near the Delhi border and near employment centres. In newer pockets, many societies get possession at the same time and compete for tenants, which can hold rents down for the first year or two. If rental income matters, look for towers in societies that are already largely occupied, and compare the rent you can expect with your total cost, not the base price.
7. Due diligence that applies on this corridor
- Water and sewerage: ask whether the society is on the municipal or GMDA water network or depends on tankers, and whether the sewer is connected to the master network.
- Drainage and waterlogging: some low-lying service roads have flooded during heavy monsoon rain. Visit after rainfall if you can.
- Airport height restrictions: projects near the airport funnel may have height limits. Check that the building plan has the necessary clearances.
- Transfer and resale: if you are buying a resale unit in an under-construction project, confirm the developer's transfer charges and the paperwork for endorsement.
8. Have an exit plan before you enter
Decide at the outset whether you plan to live in the home, rent it out or sell it at possession. Many buyers on this corridor plan to resell before possession, but new launches nearby often compete with resale units on price and payment plan. If you may need liquidity, prefer mainstream unit sizes in projects with strong delivery records.
Tax treatment, loan eligibility and legal title should be confirmed with a qualified tax advisor, your lender and a property lawyer. This article is general information, not financial advice.
Frequently asked questions
Is the Dwarka Expressway fully open now?
Yes. The Gurugram (Haryana) section opened in March 2024, and the 10.1 km Delhi section from Shiv Murti to the Haryana border opened in August 2025, so the corridor now runs end to end.
Is there a metro on the Dwarka Expressway?
Not yet. Gurugram's Millennium City Centre–Cyber City metro is under construction in other parts of the city. A metro link towards Dwarka Sector 21 has been proposed, but buyers should not count on it until it is sanctioned and under construction.
Which part of the Dwarka Expressway is best for rental income?
Rental demand is usually stronger in already-occupied sectors near the Delhi border and near job centres. Newer pockets where many societies receive possession together may see more competition for tenants in the early years.
What should I check on HRERA before booking a Dwarka Expressway project?
Check the registration number and which tower it covers, the declared completion date and any extensions, licence and building-plan details, quarterly progress reports, and any complaints or orders against the promoter.
