Affordable homes in Gurgaon: 2026 buyer guide

Lists of "top upcoming affordable projects" are popular, but they go out of date quickly. Draw dates move, phases sell out, approvals lapse and prices are revised. An earlier version of this page was a list of that kind, mixed with sales calls to action. This refreshed guide explains which routes to an affordable home actually exist in Gurgaon in 2026, what the current pricing rules are, and how to check any project you are offered.

Three routes to an affordable home in Gurgaon

Affordable group housing: the 2026 rules

Under the Haryana Affordable Housing Policy 2013, developers build compact flats on licensed land and sell them at a state-capped rate:

  • Rate: after a July 2023 amendment, the Gurugram rate was Rs 5,000 per sq ft of carpet area, with balconies at Rs 1,200 per sq ft. In March 2026, news reports said Haryana had approved an increase of about 12%, taking the Gurugram rate to about Rs 5,575 per sq ft for projects where allotment was not complete. Applicants with pending allotments were to pay the difference or receive a full refund if they chose to withdraw. Confirm the rate in each project's draw notice.
  • Payment: 5% with the application, 20% on allotment, and the balance in six-monthly instalments over three years.
  • Allotment: a supervised draw of lots. Applicants who do not own a flat or plot in an HSVP (formerly HUDA) or licensed colony in Haryana, Chandigarh or Delhi get first preference. You may apply in only one project.
  • Delivery and maintenance: possession within four years of the building-plan or environmental approval, and free maintenance by the developer for five years after the occupation certificate.

As a rough example: a flat with 600 sq ft of carpet area at Rs 5,575 per sq ft costs about Rs 33.5 lakh before any balcony charge and taxes. Do this calculation for every unit you are offered. Our affordable housing policy guide covers the rules in full.

DDJAY plots and floors

The Deen Dayal Jan Awas Yojana allows licensed plotted colonies with small plots, and many buyers build or buy independent floors on them. These are often marketed as "affordable", but they are not price-capped the way affordable group housing is. Check the colony licence, the approved layout and the number of floors permitted on your plot before you buy. See our DDJAY policy guide and the rules on stilt-plus-four floors.

State schemes for low-income families

Haryana's Mukhyamantri Shehri Awas Yojana, launched in September 2023 for families with annual income below Rs 1.8 lakh, provides flats only (no plots) in Gurugram and other large cities, through Haryana Shehri Vikas Pradhikaran (HSVP). At the national level, PMAY-Urban 2.0, approved in August 2024, offers eligible EWS, LIG and MIG families a 4% interest subsidy on home loans of up to Rs 25 lakh. Eligibility and application windows change, so check the official portals and your lender.

Where affordable supply is usually found

Affordable-policy projects have mostly come up in newer sectors where land costs less, such as New Gurgaon (Sectors 81–95), parts of the Dwarka Expressway belt, Sohna and peripheral areas. These locations offer lower prices, but commutes can be longer, and roads, water and sewer connections may still be incomplete. Visit the site and check the route to your workplace before you apply.

Why we removed the project list

The previous version named about a dozen projects with prices, "last few units" claims, possession promises and phone numbers to call. We could not verify those details against current official records, and some described DDJAY or market-priced projects as "affordable housing". Rather than repeat unverified claims, this guide shows you how to check any project yourself. Live listings are on our projects page.

How to verify an affordable project

  1. Policy category: confirm whether the project is under the Affordable Housing Policy, DDJAY or neither. The licence and HRERA page will say.
  2. HRERA registration: check the registration number, the declared completion date, any extensions and the quarterly progress reports.
  3. Draw notice: for policy flats, read the official advertisement for the rate, the eligibility rules, the application window and the payment schedule.
  4. Carpet area: confirm your unit's carpet area and the balcony area charged separately.
  5. Total cost: add GST, stamp duty, registration and maintenance deposits. See our guide to NCR homes under Rs 1 crore for budgeting context.
  6. Beware of shortcuts: policy flats are allotted by draw. Treat any promise of a "guaranteed allotment" for an extra payment as a red flag.

Frequently asked questions

What is the affordable housing rate in Gurgaon in 2026?

After July 2023 it was Rs 5,000 per sq ft of carpet area, plus Rs 1,200 per sq ft for balconies. March 2026 reports said it was being raised by about 12%, to around Rs 5,575 per sq ft, for projects where allotment was not complete. Confirm the rate in each draw notice.

How are affordable flats allotted in Haryana?

By a supervised draw of lots among eligible applicants. You pay 5% with the application and 20% on allotment, and the rest in six-monthly instalments over three years.

Are DDJAY plots affordable housing?

They are a separate scheme for small plots in licensed low-density colonies. Their prices are not capped like affordable group-housing flats, so compare them on market value and check the colony's approvals.

Can I get an affordable flat guaranteed by paying extra?

No. Policy flats are allotted by draw. Treat any offer of a guaranteed allotment as a warning sign and report it.

Where can I find upcoming affordable housing draws?

Draws are advertised by the developers in newspapers and listed on official sources, and each project must be registered on HRERA. Check the project's HRERA page and the official draw notice before paying anything.
