Signature Global: From Affordable to Premium

Few Gurgaon developers have changed their product mix as sharply as Signature Global. A company that built its name on government-scheme affordable housing now launches premium high-rise towers on the Southern Peripheral Road (SPR) and the Dwarka Expressway. This article explains what that shift looks like in the company's own disclosed numbers, why it happened, and what it means for buyers comparing older and newer Signature Global projects.

The affordable-housing foundation

According to its September 2023 IPO documents, Signature Global began operations in 2014 through its subsidiary Signature Builders, with its first project, Solera, on about 6.13 acres in Gurugram. Much of its early growth came from projects under Haryana's Affordable Housing Policy, 2013, which fixes the pricing, unit sizes and payment schedule for qualifying group housing, and from low-rise independent-floor developments. You can read how that policy works in our guide to Haryana's Affordable Housing Policy.

By 31 March 2023, the IPO documents stated the company had sold 27,965 residential and commercial units covering about 18.9 million sq ft of saleable area. The company listed on the stock exchanges in September 2023 after a Rs 730 crore IPO.

What changed: the move into premium group housing

From 2024 the launch pipeline moved clearly upmarket. The company's August 2026 investor presentation lists its group housing launches as follows:

LaunchWhenAs described by the company
De-Luxe DXPMarch 2024About 1,000 units; its first group housing project in the new format
Titanium SPRJune 2024600+ units, premium group housing on SPR
Twin Tower DXPSeptember 202445-storey residences
Cloverdale SPRJune 2025770 units, premium group housing
Sarvam at DXP EstateDecember 2025Premium group housing
Tonino Lamborghini ResidencesMay 2026812 units, 3 and 4 BHK, Sector 71 on SPR

The clearest evidence of the transformation is the average price the company realises per square foot of sales:

Financial yearAverage sales realisation (Rs per sq ft)
FY224,744
FY237,886
FY2411,762
FY2512,457
FY2615,250
Q1 FY2717,093

That is more than a threefold rise in five years. The company attributes it to premium launches and higher prices, and has said it expects realisations to stabilise in FY27. These are company-wide averages across its mix, not the price of any specific project.

Why the shift happened

  • Demand moved upmarket. Across India, and especially in Gurgaon, new launches and sales have tilted towards higher-priced homes since 2022. Our analysis of housing premiumisation in India covers the national picture.
  • Land cost and policy limits. Affordable housing prices are capped by policy while land and construction costs have risen, which squeezes margins on new affordable launches in established sectors.
  • Brand and execution record. A large base of delivered affordable projects gave the company the scale and track record to compete in higher-value segments.
  • Corridor bets. The company concentrated land on SPR (Sector 71) and the Dwarka Expressway (Sector 37D cluster), where large contiguous parcels were available.

The cooling signal to note

The same presentation shows that the transformation has not been one-way. Sales bookings rose from Rs 7,300 crore in FY24 to Rs 10,300 crore in FY25 but fell to Rs 8,200 crore in FY26, and Q1 FY27 bookings of about Rs 1,970 crore were below the Rs 2,640 crore of Q1 FY26. Higher price points narrow the buyer pool, so buyers should not assume every premium launch will absorb as quickly as the 2024 launches did.

What this means for buyers

  1. Older and newer projects are different products. A delivered affordable-policy project and a 2025 SPR premium tower should not be compared on price per sq ft alone; specification, density and maintenance costs differ.
  2. Affordable-policy resale has its own rules. Check the transfer conditions and any lock-in or approval requirements that apply under the policy and the allotment terms.
  3. Premium launches need full RERA checks. Verify the HRERA registration, phase, completion date and quarterly progress for the exact tower.
  4. Corridor execution matters. SPR's value depends on road and civic infrastructure completion; see our note on SPR value vs execution risk.
