Titanium SPR, Sector 71: the verified facts

Signature Global Titanium SPR is a high-rise residential project in Sector 71, Gurugram, next to the Southern Peripheral Road (SPR). Our earlier article on the project read like a launch brochure, with starting prices, "high ROI" promises and drive-time claims. This version keeps only what can be checked against the Haryana Real Estate Regulatory Authority (HRERA) Gurugram records and the developer's own disclosures. It also explains what a buyer should still verify.

What is known about the project's progress

Phase 1 launched in June 2024. In October 2024 Signature Global said it had awarded a construction contract worth about Rs 1,203 crore to Capacit'e Infraprojects. At that time it described the project as about 3.7 million sq ft of saleable area in two phases, with Phase 1 at about 2.1 million sq ft and 40-storey towers. The company reported Phase 1 pre-sales above Rs 2,700 crore. That is a 2024 figure; it shows early demand, not current availability or pricing.

The declared completion date of 2031 is the date the developer gave HRERA. It is not a possession promise in your agreement. Your builder-buyer agreement and the HRERA quarterly progress reports are the documents to rely on.

Design and amenity claims: how to read them

The developer's site lists 55+ amenities, including a clubhouse with gym, squash and badminton courts, a theatre, a yoga centre and indoor games. It also describes a biophilic, "tropical modern" design approach. Our original article added claims such as a 60,000 sq ft clubhouse, a 9-hole golf course, private lifts, a 3.6 m floor-to-floor height and a sky garden. We could not match all of these to the registered plans, so we have not repeated them as facts.

If a feature matters to you, ask for it to be written into the agreement or shown in the approved building plans. Brochure renderings are marked "artistic impression" for a reason.

Location: what SPR offers and what is still pending

Sector 71 sits on SPR, which links Golf Course Extension Road and Sohna Road to NH-48. The corridor has become one of Gurugram's most active new-supply belts. Two practical points matter for buyers:

  • Road upgrades are planned, not finished. In January 2026 the Gurugram Metropolitan Development Authority (GMDA) described plans for an elevated SPR, including a 5.3 km Vatika Chowk–NH-48 stretch estimated at about Rs 750 crore. Until tenders are awarded and work starts, treat time savings as future benefits.
  • Metro is a proposal. A Sector 56–Pachgaon metro line that would serve the SPR and Golf Course Extension Road belt was at the detailed project report stage in 2025. Our original article's "proposed metro on SPR" line should not be read as a committed timeline.

Drive times such as "2 minutes from NH-8" or "26 minutes from the airport" depend on traffic and time of day. Do the commute yourself at peak hours before you decide.

Due-diligence checklist before booking

  1. Match the registration. Confirm on the HRERA Gurugram site that the tower and phase you are offered fall under registration GGM/831/563/2024/58, or under a separate registration if it is a later phase.
  2. Read the licence details. The HRERA page refers to DTCP Licence No. 09 of 2010 over a 22.50-acre licensed area. Ask how the remaining licensed land will be used and whether future phases will share the same amenities.
  3. Check carpet area. Under RERA, the price must be quoted on carpet area. Compare it with the super area in sales material.
  4. Review the payment plan. Under RERA, a developer cannot take more than 10% of the cost before an agreement for sale is registered. Link later payments to construction milestones you can verify.
  5. Track progress. Read the quarterly progress reports filed with HRERA rather than relying on site-visit impressions.
  6. Budget for the full cost. Add stamp duty, registration, maintenance deposits, club charges and parking to the base price.

Is it a good investment?

We do not give return projections for individual projects. Long completion timelines, competing launches along SPR and future road works all affect resale and rental outcomes. Compare Titanium SPR with other registered projects nearby on carpet-area price, density, developer delivery record and declared timelines. Our SPR investment guide and analysis of SPR value versus execution risk set out that framework.
