Salary Hikes, Jobs and Housing Demand: Lessons from 2022

In early 2022, as India came out of the second Covid wave, a run of positive economic signals fed optimism in the property market: business confidence was recovering, offices were reopening and employers were budgeting for the biggest pay rises in years. This article, first written at that time, looked at how rising incomes could support housing demand. Below we keep that insight, separate what was forecast from what is known, and explain how buyers should think about income growth today.
What the 2022 outlook actually said
In February 2022, global consultancy Aon's annual salary increase survey projected an average increase of 9.9% for India in 2022, a five-year high, up from 9.3% actually awarded in 2021. The sectors expected to give the largest increases were:
| Sector (Aon projection, Feb 2022) | Projected 2022 increase |
|---|---|
| E-commerce | 12% |
| Hi-tech / IT | 11.6% |
| Professional services | 10.9% |
| IT-enabled services | 10.7% |
So the "double-digit hike" headline was true for some sectors, not for the average. The same survey reported attrition of around 21%, which partly explains why employers were raising pay to retain staff. In the same month, the RBI's February 2022 policy kept the repo rate at 4%, which meant home loan rates were still near historic lows.
These were projections and conditions specific to 2022. Interest rates rose through 2022–23 and have moved since, and salary budgets in later years were more moderate. They should not be read as describing the market in 2026.
Why income growth matters for Gurgaon housing
Gurgaon's housing market is unusually tied to white-collar employment in IT, ITeS, consulting, financial services and corporate headquarters. When those sectors hire and raise pay, three things tend to follow:
- More first-time buyers qualify for loans. Banks size loans on income, so a pay rise directly increases eligible loan amounts.
- Renters upgrade or buy. Professionals who relocated during a hiring cycle first rent, then often buy within a few years.
- Demand shifts to larger homes. After 2020, many households wanted an extra room for work, which pushed demand towards 3 BHK formats.
Commercial property follows a similar link: office leasing depends on hiring plans, and leasing activity is what supports rental income for office and retail investors. Our comparison of residential and commercial property in Gurgaon explores this.
The catch: prices and rates also move
The 2022 argument assumed that rising incomes would make homes more affordable. In practice, affordability depends on three moving parts at once: income, property prices and interest rates. In Gurgaon, prices in many micro-markets rose sharply after 2022, and loan rates rose from their 2021–22 lows. For many buyers, salary growth did not keep pace with the combined effect.
That is why a pay rise on its own is a weak reason to buy. A better test is whether the EMI fits comfortably within your current take-home pay, with room for maintenance, insurance and an emergency fund. Our guides on how much house you can afford and home loan EMIs and loan-to-value limits walk through the numbers.
How to use income trends as a buyer today
- Use your current income, not a projected raise, when deciding the loan amount.
- Stress-test the EMI for a 1–2 percentage point rise in the loan rate if you take a floating-rate loan.
- Check employment concentration near the micro-market you are considering; areas close to large office clusters tend to have deeper rental and resale demand.
- Look at the full cost of ownership, including stamp duty, registration, maintenance and parking, not only the base price.
- Follow recent, dated data on prices and sales rather than headline sentiment. Our 2026 Gurgaon market overview is a good starting point.
Key takeaway
The 2022 salary-hike outlook was a genuine tailwind for housing demand, especially in an employment hub like Gurgaon. But forecasts are not outcomes, and rising incomes help affordability only when prices and borrowing costs do not rise faster. Buyers should anchor decisions on today's income, today's rates and verified prices.

Frequently asked questions
Did Indian salaries really rise by double digits in 2022?
Not on average. Aon's February 2022 survey projected an average of 9.9%, with only some sectors such as e-commerce, IT, professional services and ITeS projected above 10%.
Does a salary hike mean I should buy a home now?
Not by itself. Check whether the EMI fits your current take-home pay with a buffer, and compare it with local prices and current loan rates before deciding.
How do interest rates affect affordability compared with salary growth?
A rise of even one percentage point in the home loan rate can increase the EMI noticeably on a long tenure, which can cancel out the benefit of a modest pay rise.
Why does employment matter so much for Gurgaon property?
Much of Gurgaon's housing demand comes from professionals in corporate, IT and services jobs. Hiring and pay trends in those sectors influence both purchase and rental demand.
