Signature Global's Growth: Listing, Sales Record and Buyer Takeaways

Signature Global is one of the most active residential developers in Gurugram. It began in Haryana's affordable-housing segment and now sells high-value apartments on the Dwarka Expressway and SPR. Our earlier article on its growth relied on 2023–24 claims, including market share, pre-sales targets and revenue potential from future projects, that have since been overtaken. This version uses the company's reported results and dated news to show how it grew, and what that means for someone buying one of its homes.
Origins: affordable housing in Gurugram
Signature Global dates its real estate business to 2014 in Gurugram. It built much of its early volume through projects under Haryana's Affordable Housing Policy 2013 and later under the Deen Dayal Jan Awas Yojana (DDJAY) for plotted colonies. Affordable-housing projects follow state-set rules on apartment size, pricing and allotment by draw, which favour developers who can build quickly at controlled cost. Our Haryana affordable housing policy guide explains those rules.
Our original article quoted a 19% market share in Delhi NCR's affordable segment, a list of ISO certifications and IGBC/EDGE awards. These were company claims from around its listing. We have not repeated the market-share figure, which depends on how a segment is defined. Green certifications can be checked project by project with the certifying body.
Listing on the stock exchanges
Signatureglobal (India) Limited went public in September 2023 with a Rs 730 crore IPO priced at Rs 385 a share. The issue was subscribed about 12.5 times, and the shares listed on 27 September 2023 at about a 16% premium. A listing brings quarterly disclosure: since then, sales bookings, collections and debt have been public. That makes the company easier to track than unlisted developers.
Sales record since listing
| Financial year | Pre-sales (sales bookings) | Notes |
|---|---|---|
| FY24 (Apr 2023–Mar 2024) | About Rs 7,270 crore | Roughly double the previous year, helped by the De-Luxe DXP launch in Sector 37D |
| FY25 | About Rs 10,290 crore | 4,130 units sold |
| FY26 | About Rs 8,220 crore | Down about 20%; 2,114 units sold; average realisation about Rs 15,250 per sq ft versus Rs 12,457 in FY25 |
The FY26 numbers show the shift clearly. The company sold about half as many homes as in FY25, but at a much higher average price per square foot. It now sells larger, more expensive homes in fewer numbers. It also reported net debt of about Rs 200 crore at the end of FY26, down sharply from the previous year. This was helped by about Rs 1,293 crore received in a joint venture with an RMZ Group company that marks its entry into commercial development.
Our original article said the company expected Rs 10,000 crore of pre-sales in 2024-25 and listed revenue potential for projects in Sector 71, Sohna and Sector 84. FY25 bookings did cross Rs 10,000 crore. Revenue-potential figures for individual projects are company estimates, not outcomes, so we have left them out.
Where the company builds
Its recent Gurugram launches include De-Luxe DXP in Sector 37D near Dwarka Expressway and Titanium SPR in Sector 71 on the Southern Peripheral Road. It also has projects in the Sohna belt and in sectors along Golf Course Extension Road. Each project carries its own HRERA registration, timeline and approvals; our Signature Global developer profile keeps a project-by-project view.
What the growth story means for homebuyers
- Scale helps, but check the project. A listed developer with low debt has more financial room to keep building. Delivery still depends on each project's approvals and cash flow, which RERA ring-fences in a separate escrow account.
- Look at the delivery record. Compare HRERA-declared completion dates with occupation certificate dates for the developer's earlier projects. Our guide to possession delays, refunds and interest explains your remedies if timelines slip.
- Know which segment you are buying into. Affordable-policy and DDJAY projects come with state-set rules; premium group housing does not. Resale restrictions, pricing and maintenance costs differ a lot between them.
- Price per square foot has risen. The company's average realisation rose about 22% in a year. Compare carpet-area pricing across developers rather than relying on brand. Our project comparison guide helps.
Risks worth keeping in mind
A sharp rise in average price per square foot can slow sales if buyers push back, as the lower FY26 unit volumes suggest. Developers that move upmarket also take on larger, longer projects with more construction risk. None of this points to a problem with any particular project. It is a reason to read each project's own filings rather than rely on company-level headlines.
