Apartment or Builder Floor in Gurgaon: Which Suits You?

Apartment or builder floor? Choosing in Gurgaon

In Gurgaon (Gurugram), most home buyers end up choosing between two formats: an apartment in a multi-storey group-housing society, or a builder floor – one full floor of a low-rise building on a residential plot, typically in an HSVP sector or a DTCP-licensed colony. Neither is better in general. The right choice depends on how you live, what you value and how much due diligence you are prepared to do. This guide compares the two honestly and lists the checks specific to each.

What each format is

  • Apartment: a unit in a group-housing project with several towers, shared common areas, a clubhouse and amenities, managed by a maintenance agency or residents' association. Many units share each floor.
  • Builder floor: a single dwelling unit occupying one floor of a building on a plot, usually with three or four floors and a stilt or ground-level parking. Each floor is sold separately, and owners share the plot, structure, staircase and lift.

When an apartment may suit you better

  • You want amenities, security and managed maintenance with minimal effort.
  • You have children or elderly family members who benefit from a gated community.
  • You travel often or are an NRI and want a lock-and-leave home.
  • You prefer a standardised product whose approvals are visible on HRERA.

Weigh the running costs, though – see clubhouse amenities and maintenance costs in Gurgaon.

When a builder floor may suit you better

  • You value privacy, a floor of your own and a more independent lifestyle.
  • You want a location in an established HSVP sector or private colony close to the city centre.
  • You are comfortable doing more due diligence and managing shared upkeep with other floor owners.

Builder floor checks you cannot skip

  1. Sanctioned building plan covering the floor you are buying, with the number of floors actually built.
  2. Occupation certificate for the building.
  3. Floor-wise registration – that your floor is registered as an independent unit with an undivided share in land. See HSVP floor-wise registration and DTCP builder floor rules.
  4. Open stilt – an enclosed stilt can put approvals at risk.
  5. Stilt-plus-four status – the 2024 S+4 policy was stayed by the High Court for Gurugram in April 2026, so do not pay for fourth-floor or future-floor rights without legal confirmation. See stilt-plus-four rules.
  6. Construction quality – builder floors are built by many small developers with varying standards. Get an independent inspection.
  7. Shared arrangements – terrace rights, parking allocation, water tank and lift maintenance should be written down.

Apartment checks you cannot skip

  1. HRERA registration, validity and progress for under-construction projects.
  2. Occupation certificate for your tower and status of conveyance deeds.
  3. Carpet area against the agreement and the price per sq ft of carpet area.
  4. Maintenance charges, sinking fund and the condition of common facilities.
  5. Whether the residents' association has taken over common areas.

What about resale?

Resale performance depends on the specific location, product quality, approvals and buyer demand at the time you sell – not simply on whether a home is an apartment or a builder floor. Well-located builder floors in established sectors and well-run apartment societies can both resell well; poorly approved floors or troubled projects can both struggle. Compare actual resale deals in the micro-market you are considering.

Frequently asked questions

Is a builder floor cheaper than an apartment in Gurgaon?

Not always. Builder floors often offer more usable area for the price in comparable locations, but prices depend heavily on the sector, plot size, floor and construction quality.

Can I get a home loan for a builder floor?

Lenders do finance builder floors, but they typically examine the building plan, occupation certificate and floor-wise registration closely. Gaps in approvals can delay or block a loan.

Which floor is best in a builder floor building?

It depends on your needs: ground floors may offer garden access, middle floors balance access and privacy, and top floors may come with terrace rights. Check what each floor's documents actually include.

Do builder floors in Gurgaon have maintenance charges?

Usually there is no formal maintenance agency, but owners share costs for common areas, lift, water and cleaning. Agree these arrangements in writing.
