Choosing a Real Estate Agency in Gurgaon: What to Verify

Published 2025-03-09 · NStay Homes

Agency or developer? Know who you deal with

Search for the "top real estate agencies in Gurgaon" and you will find many ranked lists. Most mix up two very different kinds of business – developers who build projects and agencies who advise and broker – and very few explain how the ranking was decided. This guide takes a different approach: instead of a list, it shows you how to work out who you are dealing with and how to compare agencies on things you can actually verify.

Developer, agency or channel partner: know the difference

Gurgaon's market involves three types of businesses, and each has different obligations to you.

TypeWhat they doKey registration to check
Developer (promoter)Owns or holds rights to land, obtains licences and approvals, builds and sells unitsHRERA project registration for each project or phase; DTCP licence or HSVP allotment for the land
Real estate agency / brokerAdvises buyers and sellers, shows options, negotiates and coordinates transactionsHRERA agent registration of the firm or individual
Channel partnerAn agency appointed by a developer to market specific projects, usually paid by the developerHRERA agent registration, plus clarity on which developers it represents

Well-known names such as DLF, Godrej Properties, Emaar India, M3M or Signature Global are developers, not agencies. If you want to understand their track record in Gurgaon, read our developer profiles – for example DLF in Gurgaon – and browse the developers directory. Judge a developer on delivered projects, HRERA compliance and occupation certificates, not on brochures.

Why "top 10" lists are not a safe basis for choosing

  • They are often written by one of the businesses on the list.
  • They rarely disclose criteria, data or whether anyone was paid to be included.
  • They mix developers and brokers, which hides the conflict of interest a developer-paid channel partner may have.
  • They do not tell you whether the specific person serving you is registered or experienced in your segment.

A better question than "who is the best agency?" is "is this agency right for my transaction, and can I verify what they claim?"

Seven checks before you choose an agency

1. HRERA registration

Ask for the agency's HRERA agent registration number and verify it on haryanarera.gov.in. In Gurugram, certificates are issued by HARERA Gurugram, are valid for five years unless renewed and are tied to a registered address. Our guide to Haryana RERA agent registration covers the details.

2. Who pays them

Ask directly whether the agency is paid by the developer, the seller, you, or more than one party. A channel partner may be well informed about one project but cannot be neutral about alternatives.

3. Segment and location fit

An agency strong in luxury resale on Golf Course Road may not be the right choice for an HSVP plot or a builder floor in a licensed colony. Ask about transactions they have handled in the same segment and area in the past year.

4. Quality of advice

Ask the agency to explain the drawbacks of the options they suggest. Good advisers will discuss approvals, possession history, maintenance costs and resale liquidity, not only amenities.

5. Document discipline

A reliable agency checks the project's HRERA page, licence and approvals, and for resale, the title chain, occupation certificate and dues. Compare their process against our HRERA project verification guide.

6. Payment handling

Booking amounts should go to the developer's designated account or the seller's account, not to the agency. An agency that asks you to route money through it is a serious red flag.

7. Written terms

Fees, scope, exclusivity and timelines should be in writing before you start serious negotiations.

Buying from a developer vs buying resale through an agency

Developer sales teams know their own project well but sell only that project. Resale through an agency gives you more choice and, often, a completed building you can inspect, but requires more title and dues checks. Our comparison of buying from a developer vs a resale seller explains the trade-offs.

Red flags when dealing with any agency

  • "Assured returns" or "guaranteed appreciation" claims.
  • Pre-launch bookings in projects without HRERA registration.
  • Pressure to pay a token the same day.
  • Refusal to share their own registration or the project's registration.
  • Discouraging independent legal review.

Frequently asked questions

Are DLF, Godrej or Emaar real estate agencies?

No. They are developers (promoters) that build and sell their own projects. Agencies and brokers advise and facilitate transactions and must hold their own HRERA agent registration.

How do I check if a Gurgaon real estate agency is registered?

Ask for its HRERA agent registration number and verify the certificate on haryanarera.gov.in. Check the name, registered address and validity.

What is a channel partner?

A channel partner is an agency appointed by a developer to market specific projects, usually paid by that developer. They can be helpful but are not neutral across competing projects.

Should I pay the booking amount to the agency?

No. Booking amounts should be paid to the developer's designated account for a new project, or to the seller for a resale, against proper receipts.
