SPR Road, Gurgaon: How to Choose a Home Along the Corridor

Published 2024-05-31 · NStay Homes

Buying on SPR: location within the corridor

The original version of this article called the Southern Peripheral Road (SPR) "the lifeline of Gurgaon" and relied on developer quotes, unverified traffic statistics and a list of companies said to be building campuses nearby. It also repeated a common error: describing SPR as "also known as Golf Course Extension Road". This October 2026 refresh keeps the corridor focus but turns it into a practical guide for choosing a home along SPR.

How the corridor works

SPR runs from NH-48, at the cloverleaf interchange with the Dwarka Expressway, to Vatika Chowk on Sohna Road. At Vatika Chowk it connects, through an underpass opened in November 2023, to Golf Course Extension Road, which continues towards Ghata. It also meets the Sohna Elevated Corridor at Vatika Chowk, which has been fully open since July 2022 and gives a fast route to Rajiv Chowk and to Sohna.

The sectors along SPR, broadly 69 to 77 including 70A, 74A and 75A, contain a mix of high-rise group housing, plotted and low-rise pockets, and commercial strips facing the road. For how SPR compares with other growth corridors, see Dwarka Expressway vs Golf Course Extension Road vs SPR.

1. Which end of SPR?

  • Towards Vatika Chowk (Sectors 69–72): closer to Sohna Road, Golf Course Extension Road and the Sohna Elevated Corridor, and generally quicker to reach the established parts of south Gurgaon.
  • Middle stretch (Sectors 73–75A): mixed residential and commercial, with several at-grade junctions that will be affected by elevated-road construction.
  • Towards NH-48 (Sectors 76–77 and nearby): closer to NH-48 and the Dwarka Expressway interchange, with large new townships and newer supply.

Decide based on where you travel daily. A home that is close to one end can mean a long crawl to the other at peak hours until the elevated road is built.

2. Tower placement matters more than usual

GMDA invited bids in October 2026 for Phase 1 of an elevated SPR, a 4.23 km road from Vatika Chowk to the NH-48 cloverleaf, intended to relieve seven junctions in Sectors 69 to 75A. Once construction starts, expect two to three years of diversions and dust. After completion, towers close to ramps may gain from faster access, while units directly facing the elevated structure may face more noise and less privacy. When comparing units:

  • check which side of the tower faces SPR and how far it is from the road;
  • ask where entry and exit ramps are planned, if published;
  • prefer inner-sector towers if you are sensitive to noise.

3. Approach roads and last mile

Many societies are reached from sector roads or service lanes rather than directly from SPR. Check the width and condition of your approach road, whether it is fully built, and how it drains in monsoon rain. Road width also affects what can be built nearby; see road width, property value and buildability.

4. Apartment, plot or builder floor?

SPR's sectors offer more than high-rises. Plotted and low-rise pockets, such as those in Sector 70A, suit buyers who want independent floors or a plot, at the cost of fewer shared amenities. Our Sector 70A guide covers that segment. In high-rise societies, compare carpet area, maintenance charges and the share of the society already occupied.

5. The commercial strip

The road frontage has seen many shop-cum-office (SCO) plots and retail projects. For homebuyers, these bring convenience over time but also traffic and parking pressure near entrances. For investors considering commercial units, judge actual footfall and leasing in completed blocks rather than projected numbers.

6. Separate facts from promotion

Several claims in the original could not be verified and have been removed: that traffic had grown "fifteen times" in a decade, that SPR would be handed to NHAI, that a metro with five stations would run along SPR, and that specific multinational companies were establishing campuses on the corridor. The proposed Sector 56–Panchgaon metro follows a different alignment, through Golf Course Extension Road sectors and Kherki Daula, and its revised DPR was still being finalised in September 2026. Likewise, the Aravalli jungle safari cited as a value driver has been stalled by the Supreme Court pending a definition of the Aravalli range.

Who SPR suits

  • Buyers working around Sohna Road, Golf Course Extension Road or along NH-48 who want newer homes than the older city offers.
  • Families willing to tolerate a few years of construction for a better-connected corridor later.
  • Long-term holders who prefer established developers and occupied societies over speculative new launches.

It suits less well buyers who need metro access soon or who want a finished, settled neighbourhood today. For prices, supply and project-level detail, see our SPR property investment guide and the Sector 71 area page.

Frequently asked questions

Which sectors are on SPR Road?

Broadly Sectors 69 to 77 along the corridor, including 70A, 74A and 75A. Exact frontage varies, so check the sector map for a specific project.

Is SPR Road the same as Golf Course Extension Road?

No. SPR runs from NH-48 to Vatika Chowk; Golf Course Extension Road continues from Vatika Chowk towards Ghata. An underpass at Vatika Chowk links them.

Will the elevated SPR affect homes along the road?

Yes, in two ways. Once construction begins (bids were invited in October 2026), expect diversions and dust at junctions in Sectors 69 to 75A; after completion, access should improve but towers directly facing the structure may see more noise.

Is there a metro on SPR?

No. No metro runs along SPR, and the proposed Sector 56–Panchgaon metro follows a different alignment. Its revised DPR was still being finalised in September 2026.
