SPR Road Luxury Homes: Apartments, Floors and Plots Compared

Luxury on SPR: apartments, floors or plots?

The Southern Peripheral Road (SPR) has become one of Gurugram's main corridors for new luxury housing. Supply ranges from high-rise apartments to builder floors and residential plots in Sectors 70 to 77. Our earlier article listed ten projects with prices, sizes, possession dates and RERA numbers taken from 2024 listings. Prices in this belt have moved and several possession dates have since passed, so we have rebuilt the article. It now gives a neutral overview of notable projects by product type and a method to compare them.

Why SPR attracts luxury supply

  • Location between established corridors. SPR links Golf Course Extension Road and Sohna Road to NH-48, so it sits close to existing office and retail hubs.
  • Large licensed land parcels. Townships licensed years ago in Sectors 70–77 still had land for new phases, which allowed large launches.
  • Plotted and low-rise options. Unlike much of the city, the belt also offers plots and builder floors, which appeal to buyers who want independent homes.

The corridor's road network is still being upgraded. GMDA's plan for an elevated SPR, described in January 2026, had not started construction at the time of writing. A proposed Sector 56–Pachgaon metro is also still at the planning stage.

Notable projects by product type

The table lists projects featured in our original article, with the developer, sector and product type. We have deliberately left out prices, sizes and possession dates. Check each project's current status and registration on the HRERA Gurugram portal; some are completed or partly delivered, and others are under construction.

How to compare SPR luxury projects

  1. Carpet-area price. Ask for the price per square foot of carpet area. Luxury listings often quote super area, which can be 30–40% larger.
  2. Density. Divide the number of units by the project's land area. Lower density usually means more open space and lighter use of amenities.
  3. Declared completion and progress. Compare the HRERA-declared completion date with quarterly progress filings. Check whether any extension has been sought.
  4. Delivery record. Check whether the developer's earlier phases in the same township received occupation certificates on time.
  5. Running costs. Luxury projects can carry high maintenance and club charges. Ask for the current or proposed rate per square foot.
  6. Exit options. Larger luxury units take longer to resell or rent. Compare resale activity in completed nearby projects.

A note on prices

The original article quoted prices ranging from about Rs 1.4 crore for small plots to more than Rs 23 crore for the largest apartments. These were 2024 listing prices and are not a reliable guide today. For current asking and transaction levels, compare recent registered sale deeds and fresh quotes from developers. Our SPR investment guide and the DLF Privana project guide provide more context. You can also browse projects or explore Sector 76.
