Gurgaon Infrastructure in 2026: Built, Under Way and Still Planned

Gurgaon infrastructure: what's real, what's planned

The original version of this article, written in 2024, summarised the Gurugram Metropolitan Development Authority's (GMDA) long-term plan for schools, hospitals and civic facilities, and listed several big-ticket projects. This revision, made in October 2026, keeps that plan as context but adds what buyers most need: the current status of each major project, sorted into built, under way and planned or proposed.

Why the distinction matters

Property prices in Gurgaon often move on announcements. Operational infrastructure is a fact you can test with a drive or a ride. Under-construction projects carry timing risk. Proposed projects may change route, be delayed for years or not happen at all. Our guide on infrastructure premium vs hype explains how to price each stage.

Built and operational

  • Dwarka Expressway: the Gurugram section (about 19 km) opened in March 2024 and the 10.1 km Delhi section in August 2025, giving a continuous link from NH-48 near Kherki Daula to Dwarka and Shiv Murti in Delhi.
  • Rapid Metro: operating between Sikanderpur, Cyber City and Golf Course Road (up to Sectors 55–56), connected to the Delhi Metro Yellow Line.
  • KMP (Western Peripheral) Expressway: operational near Manesar, linking NH-48 to the wider NCR ring.
  • Vatika Chowk underpass: opened in November 2023, linking the Southern Peripheral Road and Golf Course Extension Road under Sohna Road.

Under way

  • Gurugram Metro (Millennium City Centre–Cyber City): a 28.5 km corridor in two phases. Phase 1, from Millennium City Centre to Sector 9 with 14 stations, is under construction and scheduled for 2028. In October 2026 the state cleared a Rs 1,662 crore civil-works package for Phase 2 (Sector 9 to Cyber City via Palam Vihar and Sectors 22–23A), with the full corridor targeted for 2029. See our Gurugram metro guide.
  • Global City: HSIIDC's roughly 1,000-acre mixed-use township in Sectors 36–37B along the Dwarka Expressway. In August 2026 the Chief Minister said about 80% of the first-phase physical work was complete, after years of delay.
  • Elevated SPR, Phase 1: in October 2026, GMDA invited bids for a 4.23 km elevated road from Vatika Chowk to the Dwarka Expressway cloverleaf on NH-48, at about Rs 776 crore, with 30 months allowed for completion after award.

Planned or proposed

  • Sector 56–Panchgaon metro: about 35 km with 28 stations via Golf Course Extension Road sectors, Kherki Daula, Global City and New Gurugram to Manesar. In September 2026 the revised DPR was still being finalised.
  • Later SPR phases: a grade-separated interchange at Vatika Chowk and an 8.5 km elevated corridor towards Ghata, both at DPR stage.
  • Aravalli jungle safari: in February 2026 the Supreme Court declined to let Haryana proceed with a detailed project report until the definition of the Aravalli range is settled. Its future is uncertain. Buyers looking at land near the Aravallis should read our Aravalli protection guide.

GMDA's social infrastructure plan for 2041

In September 2023, GMDA's social infrastructure plan, prepared by the School of Planning and Architecture, New Delhi, was approved by the then Chief Minister. It projected Gurugram's population at about 55 lakh by 2041 and set out what the city would need, including:

FacilityExisting (2023)Additional needed by 2041
Nursery schools545750
Primary schools279430
Secondary and senior secondary schools412686
Police posts25At least 9
Veterinary hospitals56

The plan also called for two more general hospitals and a civil hospital, about 210 speciality hospitals and diagnostic centres, 250 dispensaries and clinics, 25 nursing homes and maternity centres, government healthcare within about 3 km of residents, 4 district parks, 26 community parks, 747 neighbourhood parks, and facilities such as old-age homes, working hostels and cremation and burial grounds. It identified gaps between older and newer sectors, and around Manesar.

These are planning requirements, not funded projects. Delivery depends on budgets, land and agencies, and progress will vary by sector.

Corrections to the original

  • The original said the state raised circle (collector) rates "twice a year". Collector rates in Gurugram are revised by the district administration, generally annually; there is no twice-yearly rule. See our 2026-27 collector rate guide.
  • Specific numbers of new colleges and fire stations attributed to the plan in the original could not be matched to the published summary, so they have been removed.
  • The Dwarka Expressway and KMP Expressway, described as "proposals", are now operational.

How buyers should use this

  1. Pay for infrastructure that exists; treat under-construction projects as likely but delayed; treat proposals as optional upside.
  2. Check distances to actual stations and exits, not to a corridor in general.
  3. Expect disruption during construction near elevated roads and metro lines.
  4. For social infrastructure, count operating schools and hospitals within your daily radius.

Frequently asked questions

When will the new Gurugram metro open?

Phase 1 (Millennium City Centre to Sector 9) is scheduled for 2028, and the full 28.5 km corridor to Cyber City is targeted for 2029, according to reports in October 2026. Timelines may change.

Is the Dwarka Expressway complete?

Yes. The Gurugram section opened in March 2024 and the Delhi section in August 2025.

What is the status of Global City in Gurugram?

In August 2026 the Haryana government said about 80% of first-phase physical work was complete, with the rest due by December. Plots are being auctioned to developers; the full township will take years.

Does Gurgaon increase circle rates twice a year?

No. Collector rates are revised by the district administration, generally once a year. Check the current year's notified rates before calculating stamp duty.

Is the Aravalli jungle safari going ahead?

Its future is uncertain. In February 2026 the Supreme Court refused to let Haryana proceed until the definition of the Aravalli range is finalised.
