Vaastu-Compliant Homes: Meaning and Property Facing Explained

"Vaastu compliant" is one of the most common phrases in Gurgaon property listings. For many families, Vaastu Shastra, the traditional Indian system of architectural principles, is an important part of choosing a home. For others it is a secondary consideration or none at all. This guide explains what a "Vaastu compliant home" generally means, what traditional texts and practitioners say about facing directions, and how to apply those preferences sensibly when buying an apartment, builder floor or plot in Gurgaon.
Vaastu is presented here as a traditional belief and design preference. Claims that a layout or facing will bring health, wealth or misfortune are matters of belief, not established fact, and no outcome can be guaranteed.
What "Vaastu compliant" usually means
There is no official certification for Vaastu compliance. When a developer or seller uses the term, it usually means that the main entrance and key rooms are placed in directions that traditional practitioners consider favourable. Commonly cited preferences include:
| Space | Traditionally preferred zone |
|---|---|
| Main entrance | North or east (with specific favoured positions on each wall) |
| Kitchen | South-east, associated with the fire element |
| Master bedroom | South-west, associated with stability |
| Prayer room | North-east |
| Living room | North or east |
| Toilets | Avoided in the north-east and the centre of the home |
| Centre of the home | Kept open and uncluttered |
Practitioners differ on details, so two consultants can reach different conclusions about the same flat. If Vaastu matters to you, decide in advance which principles are essential and which are "nice to have".
The five elements in Vaastu
Vaastu links directions to five elements: earth (south-west), water (north-east), fire (south-east), air (north-west) and space (the centre). Most layout preferences above flow from this mapping. Understanding it helps you see why practitioners recommend, for example, a kitchen in the south-east or a heavier structure in the south-west.
Facing directions: traditional views
- East-facing: widely considered auspicious, associated with the rising sun and new beginnings.
- North-facing: also widely preferred, associated in tradition with Kubera and prosperity.
- West-facing: considered acceptable by many practitioners, particularly with the entrance in a favoured position.
- South-facing: traditionally the least preferred, though many practitioners say a well-planned south-facing home is acceptable. We look at this in detail in our article on property facing directions.
Most practitioners stress that the position of the entrance and the internal layout matter more than the facing label alone.
What "facing" means in practice
Facing is defined differently for different property types, which causes confusion in listings:
- Plot or independent house: usually the direction of the road the plot fronts.
- Apartment: some people mean the direction of the main door; others mean the direction of the main balcony or living-room windows. Ask the seller which one they mean and check it yourself with a compass app.
- Builder floor: usually follows the plot facing, but the entrance to each floor may differ.
The practical side: light, heat and ventilation
Whatever your view on Vaastu, orientation affects comfort. In Gurgaon, which lies at about 28° north, the sun stays in the southern part of the sky for most of the year:
- East-facing rooms get morning sun and stay cooler in the afternoon.
- West-facing rooms get strong afternoon sun, which can make them hot in summer.
- South-facing glazing gets the most direct sun: welcome in winter, but it needs shading in summer.
- North-facing rooms get steady, indirect light with less heat gain.
Cross-ventilation, floor level and surrounding towers often matter more than direction. Our guide to choosing the best floor in a high-rise covers these factors.
Buying tips if Vaastu matters to you
- Ask for the floor plan with a north arrow and check it on site.
- Confirm whether "facing" refers to the door or the balcony.
- Prioritise layout features that cannot be changed later (entrance, kitchen and toilet positions) over décor-based remedies.
- In new projects, check whether the developer offers Vaastu-aligned layouts in the tower you are considering, rather than relying on the brochure label.
- Remember resale: some buyers pay attention to facing, others do not. Preferences differ by buyer group, so a home that suits you may have a different appeal to the next buyer.

Frequently asked questions
Is there an official Vaastu compliance certificate?
No. 'Vaastu compliant' is a description used by developers and sellers. Check the floor plan and orientation yourself, or with a practitioner you trust.
Which facing is considered best in Vaastu?
Traditionally, east and north facing are the most preferred, west is often considered acceptable, and south is the least preferred. Most practitioners say the entrance position and layout matter more than the facing label.
In an apartment, is facing based on the door or the balcony?
Usage varies. Some people mean the main door, others the main balcony or living-room windows. Ask the seller what they mean and check with a compass on site.
Does Vaastu compliance affect resale value?
It can matter to some buyers and not to others. There is no reliable published data on a fixed premium, so weigh it alongside location, layout and condition.
