How to Choose the Right Property Dealer in Gurgaon

Gurgaon has a very large number of property dealers, from single-person offices in sector markets to large firms. Many are knowledgeable and honest. Some are not, and the costs of choosing badly can be high: a wrong price, a property with document problems, or money paid to the wrong party. This guide explains what to check before you work with a dealer, whether you are buying, selling or renting.
The earlier version of this guide borrowed ideas from overseas markets, such as "MLS access" and "open houses", that do not apply in India. We have rewritten it around how property is actually bought and sold in Gurgaon.
1. Check RERA agent registration
Under the RERA Act, an agent who facilitates the sale of units in a RERA-registered project must be registered with the state authority. In Gurgaon that means Haryana RERA. A registered agent should:
- quote the registration number on business cards, advertisements and documents;
- not facilitate the sale of unregistered projects that require registration;
- keep proper books and records, and not make false statements about a project.
You can search HRERA's list of registered agents on the authority's website. Our HRERA agent registration guide explains the rules. Registration does not prove competence, but its absence is a warning sign for new-project sales.
2. Test local knowledge
Gurgaon is a set of very different micro-markets. Prices, rents and buyer profiles differ between sectors only a few kilometres apart. A useful dealer should be able to:
- explain recent transaction prices in the specific society or sector, not just asking prices;
- tell you about issues such as waterlogging, water supply, maintenance disputes or pending conveyance;
- explain the approvals relevant to the property type, such as OC for flats, building plans for floors, and licence and zoning for plots.
Ask a few specific questions. Vague answers, or a quick change of subject to "a better deal elsewhere", tell you something.
3. Ask how they will price the property
For sellers, a dealer who quotes the highest price may simply be trying to win your mandate. Ask how the price was reached and which comparable sales were used. Check against registered sale values and the collector rate. Our guide to asking price vs deal price in Gurgaon explains the gap.
4. Agree fees and terms in writing
- Brokerage. Brokerage in Gurgaon is negotiable and varies by deal type and size. Agree the percentage or amount, who pays it, and when it becomes due, usually on registration or on signing a lease.
- GST. Brokerage services by GST-registered agents attract GST. Ask whether the quoted fee includes it.
- Exclusivity. If you give an exclusive mandate, agree its length and what the dealer will do in return.
- Payment. Pay brokerage by traceable means against a proper invoice. Never pay the property price or token money to a dealer's personal account. Payments for the property should go to the owner or developer directly.
5. Check how they handle documents
A good dealer collects and checks documents early: title deeds, conveyance deed, OC, society and municipal no-dues, property ID and, for HSVP plots, transfer records. They should be comfortable with you appointing your own lawyer to verify title. See our document verification checklist.
6. Look at conduct and track record
- How long have they worked in this part of Gurgaon?
- Can past clients, buyers or sellers, speak to their service?
- Are there complaints against them, including HRERA orders against registered agents?
- Do they respond promptly and give straight answers in writing?
Red flags
- Pressure to pay a token "today" to hold a unit, especially in cash.
- Offers of a "pre-launch" booking in a project not yet registered with HRERA.
- Reluctance to share the owner's details or arrange a meeting with the owner.
- Discouraging independent legal checks or inspection.
- Promises of guaranteed returns, rental or appreciation.
- Different prices for the same unit from different people linked to the same office.
What a dealer cannot do for you
Even a good dealer is paid on completion of the deal, so their incentive is for the deal to happen. Independent checks still matter: a lawyer for title, an inspection for condition, and your own review of HRERA and municipal records. Use the dealer for market access and negotiation, not as your only source of assurance.
Frequently asked questions
Does a property dealer in Gurgaon need RERA registration?
An agent facilitating sales in RERA-registered projects must register with Haryana RERA and quote the registration number. Check the HRERA list of registered agents.
What is the usual brokerage in Gurgaon?
There is no fixed rate. Brokerage is negotiable and depends on the deal type and size. Agree it in writing, along with who pays, when it is due, and whether GST is included.
Should I pay token money to the dealer?
No. Pay token or advance money for a property only to the owner or developer, by traceable means, against a written receipt or agreement.
Can I use more than one dealer?
Yes, unless you have signed an exclusive mandate. If you use several, be clear about who introduced which buyer or property to avoid brokerage disputes.
