Should You Avoid South-Facing Property? A Balanced View

"Avoid south-facing homes" is advice many Gurgaon buyers hear from family and friends. It comes from Vaastu Shastra, where the south has traditionally been the least preferred direction. But is it a reason to reject a home that otherwise suits you? This article sets out the traditional view, what is and is not established about it, the practical realities of a south-facing home in Gurgaon's climate, and how to decide for yourself.
Vaastu is a traditional belief system. Its associations between directions and outcomes such as health, money or relationships are matters of belief, not established fact, and no layout or remedy can guarantee any outcome.
The traditional view
In Vaastu tradition, each direction is linked to a deity and an element. The south is associated with Yama, the deity of death and dharma, and the earth element. Because of this association, many practitioners have traditionally treated a south-facing entrance as less auspicious than north or east.
Many practitioners also say that south-facing homes are not inherently unsuitable, and that the position of the entrance along the south wall and the arrangement of rooms matter more than the facing itself. Views differ between consultants, so there is no single "rule".
What the earlier version of this article got wrong
Our earlier version listed financial loss, debt, chronic illness, accidents, marital breakdown and career stagnation as "common problems" of south-facing homes. There is no evidence that a home's facing causes any of these outcomes, and presenting them as facts can cause needless anxiety. We have removed those claims. If Vaastu matters to you, treat it as a personal or family preference, not as a prediction.
The practical realities of a south-facing home in Gurgaon
Orientation does have real, physical effects. Gurgaon lies at about 28° north, so the sun is in the southern part of the sky for most of the year. That means:
| Factor | South-facing | What to check |
|---|---|---|
| Winter sunlight | Typically the most direct winter sun on south-facing windows and balconies | Whether neighbouring towers block it |
| Summer heat | Can be higher heat gain on south walls and glass | Balcony depth, overhangs, glass type, AC load |
| Daylight | Bright, but can mean glare | Curtain and shading options |
| Plots and builder floors | Front setback on the south; rear open area towards the north | Road width, front garden sun, parking layout |
Many architects consider south-facing openings useful in North India's winters when properly shaded for summer. Floor level, surrounding buildings and cross-ventilation often matter more than facing alone.
Layout points commonly suggested by practitioners
If you follow Vaastu and are considering a south-facing home, practitioners typically focus on fixed layout features rather than décor:
- The position of the main door along the south wall (practitioners favour particular segments).
- A kitchen in the south-east and the master bedroom in the south-west.
- Keeping the north-east lighter and more open.
- Avoiding toilets in the north-east and the centre of the home.
Some households also use symbolic items or rituals. These are personal choices; spend on them only what you are comfortable with, and do not let them substitute for structural or legal due diligence.
The market angle
Some buyers in Gurgaon prefer north or east facing, while many others do not consider facing at all. Because preferences vary by buyer group, a south-facing home can sometimes attract fewer offers from buyers who follow Vaastu. There is no reliable published data on a standard "discount", but it can give you room to negotiate. Our negotiation guide and resale valuation guide for Gurgaon explain how to price such factors.
How to decide
- Decide how much Vaastu matters to your household before you start viewing homes, so it does not override everything else at the last minute.
- Check the actual layout with a floor plan that has a north arrow, and confirm the orientation on site.
- Visit at different times of day to judge light and heat.
- Weigh it against fundamentals: location, title, approvals, build quality, price and resale.
- If you consult a practitioner, ask for advice on layout rather than on costly products.

Frequently asked questions
Is a south-facing house bad according to Vaastu?
Traditionally it is the least preferred direction, but many practitioners say a south-facing home with a well-placed entrance and suitable layout is acceptable. Outcomes are a matter of belief and cannot be guaranteed.
Does a south-facing home get more sunlight in Gurgaon?
Generally yes. Because Gurgaon is at about 28° north, south-facing windows tend to get the most direct sun, which helps in winter but needs shading in summer.
Are south-facing homes cheaper?
Some Vaastu-conscious buyers avoid them, which can mean fewer offers and room to negotiate. There is no reliable published data on a standard discount.
Do I need to buy Vaastu products for a south-facing home?
No. Such items are a personal choice. Focus first on layout, light, ventilation, legal checks and price.
