How to Find a Reliable Property Dealer in Gurgaon

Gurgaon has thousands of property dealers, from one-person offices in a sector market to large advisory firms. Search results and "top 10" lists rarely tell you who will actually serve you well, and many such lists are paid placements. A better approach is to know what a reliable dealer looks like and to test any dealer against that standard. This guide gives you a practical checklist, the questions to ask, and the red flags that should make you walk away.
1. Check HRERA registration first
Agents who facilitate sales in RERA-registered projects must be registered with the Haryana Real Estate Regulatory Authority (HRERA). Ask for the agent's registration number, search for it on the HRERA website, and check that the name matches and the registration is current. Our HRERA agent registration guide explains the rules. Registration is a minimum requirement, not a quality rating.
Membership of industry bodies or a polished website can add comfort, but they are not substitutes for regulatory registration.
2. Match the dealer to your micro-market and property type
Gurgaon is many markets: Golf Course Road luxury, Dwarka Expressway new launches, DLF Phase builder floors, Sohna affordable housing, HSVP sector plots, commercial SCOs. A dealer who knows one segment well can be weak in another. Ask:
- Which sectors and projects do you handle most often?
- How many transactions like mine (resale flat, new launch, builder floor, plot, rental) have you closed recently?
- Can you show recent comparable deal prices, not just listings?
3. Test their knowledge of due diligence
A reliable dealer will raise the right questions before you ask. For a new launch, they should talk about the HRERA page, completion date, phase, carpet area and the full cost sheet. For a resale, they should ask about the title chain, OC, conveyance deed, dues and society transfer. For a builder floor or plot, they should discuss the sanctioned plan, floor-wise registration or HSVP transfer. If they only talk about price and "appreciation", be cautious. Our property document verification checklist shows what should be covered.
4. Look for balanced advice, not just one product
Many dealers work closely with particular developers or projects. That is not wrong in itself, but you should know about it. Ask directly whether they are being paid by the developer or seller, and whether they will show you comparable alternatives. A good dealer can explain why a project may not suit you. Our guide to comparing Gurgaon projects before buying gives you a framework to use alongside their advice.
5. Get the fee and scope in writing
Brokerage in Gurgaon is negotiated and practice varies by deal type. Before you start, agree in writing:
- The fee or percentage, plus GST if applicable, and who pays it.
- When it becomes payable (for example, on registration rather than on token payment).
- What is included: site visits, negotiation, document coordination, loan coordination, registration support.
- Whether the dealer is also receiving payment from the other side.
Be wary both of fees far above what others quote for the same work and of "zero brokerage" offers that may be built into a higher price.
6. Check reputation carefully
Online ratings help but can be manipulated. More reliable signals are references from clients who completed a similar transaction, consistent answers over several conversations, and how the dealer handles a question they cannot answer. Ask past clients whether the dealer was available after the token payment, and whether anything surprised them at registration.
7. Red flags
- Pressure to pay a token "today" to hold a unit or price.
- Requests to pay token or booking money into a personal account.
- Advice to under-declare the price or pay part in cash.
- Promoting a project that is not yet RERA-registered as if bookings are open.
- Guaranteed returns or "assured appreciation" claims.
- Reluctance to share documents or let you consult your own lawyer.
8. Keep your own checks independent
Even with a good dealer, verify the essentials yourself: the HRERA page, approvals, title documents and the developer's or seller's identity. Make payments only to the developer's designated project account or the seller's account, against proper receipts. If you are deciding between buying from a developer or a resale seller, see our guide on developer vs resale seller.
Why this guide has no "top agencies" list
The earlier version of this article ended with a ranked list of named agencies. Rankings like that are not independently verifiable and quickly go out of date, so we have replaced them with the checks above, which work for any dealer, including us.

Frequently asked questions
How do I check if a Gurgaon property dealer is genuine?
Ask for their HRERA agent registration number and verify it on the HRERA website. Then check their experience in your micro-market, get fee terms in writing and speak to past clients.
How much brokerage do Gurgaon dealers charge?
Brokerage is negotiated and varies by deal type and value. Agree the amount, GST, who pays and when it is due in writing before you start.
Should I pay a token amount through the dealer?
Pay only into the developer's designated account or the seller's own bank account against a proper receipt, not into a dealer's personal account.
Are online 'top property dealer' lists reliable?
Not necessarily. Many are paid or out of date. Use regulatory registration, references and your own checks instead.
