How to Find a Reliable Real Estate Agent in Gurgaon

How to choose a real estate agent in Gurgaon

Gurgaon (officially Gurugram) has a large and fragmented brokerage market: individual brokers, small local offices, large advisory firms and developer sales teams all compete for the same buyers. Most of them will help you see properties. Far fewer will help you avoid a bad decision. This guide sets out a practical way to shortlist, verify and hire an agent, with the checks that actually protect you.

What a good agent should do for you

Before you start searching, be clear about the job you are hiring someone to do. In Gurgaon, a competent agent should be able to:

  • Explain micro-markets honestly – the difference between, say, an older HSVP sector, a licensed private colony and a new group-housing corridor, including the drawbacks (traffic, water, waterlogging, unfinished sector roads).
  • Price properly – show recent comparable transactions and listings rather than quoting a single "rate" for a sector.
  • Surface the right documents – HRERA project pages, licence and building-plan approvals, occupation certificate, title chain and dues clearances – and know who issues each one.
  • Negotiate and coordinate – site visits, offer and counter-offer, token terms, loan and registration timelines.

An agent is not a substitute for a lawyer, a chartered accountant or your own reading of the documents. Treat their input as one layer of due diligence, not all of it.

Step 1: Build a shortlist from more than one source

Use a mix of sources so that you are not relying on advertising alone:

  • Referrals from people who recently bought, sold or rented in the same part of Gurgaon. Ask specifically how the agent handled paperwork and problems, not just whether they were friendly.
  • Online reviews and property portals. Look at the pattern of recent reviews rather than the star rating. A handful of detailed reviews describing real transactions is more useful than many one-line ratings.
  • The agent's own content. Articles, videos or posts reveal how well someone understands local rules and markets – and whether they make promises they cannot keep.
  • Property exhibitions and developer events. Useful for meeting several advisers at once, but remember that event stalls are often sales channels for particular projects.

Aim for three or four candidates. Meeting only one agent gives you nothing to compare against.

Step 2: Verify HRERA registration

Under the Real Estate (Regulation and Development) Act, 2016, a real estate agent must be registered with the state authority before facilitating the sale or purchase of units in projects that require RERA registration. In Gurugram, agent registrations are issued by the Haryana Real Estate Regulatory Authority, Gurugram (HARERA Gurugram). Registration certificates issued there are valid for five years unless renewed, and they carry conditions – for example, not facilitating sales in unregistered projects that should be registered, maintaining records, and avoiding unfair trade practices.

How to check:

  1. Ask for the agent's registration number and the name of the registered entity.
  2. Look it up on the Haryana RERA website (haryanarera.gov.in) and open the certificate.
  3. Confirm the name, registered address and validity match the person or firm you are dealing with.
  4. If an individual works for a firm, check whose registration covers the transaction.

Our guide to Haryana RERA agent registration explains the rules in more detail. An agent who refuses to share a registration number, or claims they "don't need one" for a new-launch project, is a clear red flag.

Step 3: Test real market knowledge

Experience is easy to claim and hard to prove. Instead of asking how many years someone has worked, ask questions that require local knowledge:

  • What did comparable units in this society or sector actually transact at recently, and how far were those from asking prices?
  • Is this project's HRERA registration current, lapsed or extended? What does the latest quarterly progress report show?
  • Does this plotted property fall in an HSVP sector or a DTCP-licensed colony, and what does that change for transfer, approvals and floor registration?
  • What are the known drawbacks of this location – sector road completion, water supply, drainage, traffic at peak hours?
  • What is the full cost of ownership beyond the headline price – stamp duty, registration, maintenance deposits, club charges, parking?

A strong agent will answer with sources and specifics, and will say "I'll check" rather than guess. Compare their answers with our explainer on asking price vs deal price in Gurgaon.

Step 4: Check how they handle documents

You do not need your agent to be a lawyer, but you do need them to know which documents matter and where to verify them. Ask how they would check:

  • The HRERA project page, approvals and quarterly updates for under-construction property – see how to read a Gurgaon RERA project page.
  • Title chain, previous sale deeds and any bank mortgage on a resale property.
  • Occupation certificate, conveyance deed and dues clearances (HSVP, MCG, society maintenance) where relevant.

Our Gurgaon property document verification checklist is a useful benchmark for that conversation.

Step 5: Look for specialisation that matches your need

Your requirementWhat relevant experience looks like
New-launch or under-construction apartmentComfort with HRERA pages, payment plans, agreement for sale terms and construction progress
Resale apartmentRecent transactions in the same society, title and society-dues checks, loan coordination
Plot or builder floorKnowledge of HSVP and DTCP rules, building plans, floor-wise registration and FAR limits
Commercial or rentalLease structures, tenant profiles, rental yield and escalation terms

Step 6: Agree fees and scope in writing

Brokerage in Gurgaon is negotiable and varies by deal type, and some new-launch transactions are paid by the developer rather than the buyer. Whatever the arrangement, put it in writing before you start viewing seriously:

  • Who pays the fee, how much, and when it becomes payable (usually on registration or signed agreement, not on site visits).
  • Whether the agent is also being paid by the seller or developer, so you understand any conflict of interest.
  • What is included – visits, negotiation, document coordination, loan and registration support.
  • Whether the arrangement is exclusive and for how long.

Red flags to watch for

  • Pressure to pay a token amount the same day "before prices rise".
  • Guaranteed returns, guaranteed appreciation or assured rental promises.
  • Reluctance to share the HRERA registration of the agent or the project.
  • Asking you to pay booking amounts into a personal account rather than the developer's or seller's account.
  • Vague answers on title, approvals or the occupation certificate.

Frequently asked questions

Do real estate agents in Gurgaon need to be registered with HRERA?

Yes. Under the RERA Act, 2016, an agent must be registered to facilitate the sale or purchase of units in projects that require RERA registration. In Gurugram, certificates are issued by HARERA Gurugram and can be checked on haryanarera.gov.in.

How long is an HRERA agent registration valid?

Agent registration certificates issued by HARERA Gurugram state that they are valid for five years from the date of registration unless renewed. Always check the certificate itself for the current status.

How much brokerage does an agent charge in Gurgaon?

There is no fixed statutory rate; it is negotiated and depends on the deal type and who pays. Agree the amount, who pays it and when it falls due in writing before you start serious negotiations.

Can I rely on my agent for legal due diligence?

No. A good agent will help you collect and understand documents, but title verification, agreement review and tax questions should be confirmed with a qualified lawyer or chartered accountant.
