DLF Privana, Sectors 76–77: Phases, Facts and Buyer Checks

The original version of this article was written as promotional copy for DLF Privana before its launch, with a "starting from" price, pre-launch offers and claims such as low-rise ground-plus-12 towers. Much of that was wrong or is now irrelevant: the township's phases have launched and sold out. This October 2026 refresh sets out the verified facts and what a buyer looking at Privana today should check.
What DLF Privana is
Privana is a roughly 116-acre integrated township being developed by DLF in Sectors 76 and 77, Gurugram, along the Southern Peripheral Road and close to NH-48. Rather than one project, it has been launched as separate residential projects, each with its own land parcel, towers and RERA registration.
The phases so far
| Phase | Launch | Land | Homes | Reported sales at launch |
|---|---|---|---|---|
| Privana South | January 2024 | About 25 acres | 1,113 apartments | About Rs 7,200 crore within three days |
| Privana West | 2024 | About 12.57 acres | 795 apartments | About Rs 5,590 crore within three days |
| Privana North | June 2025 | About 17.7 acres | 1,152 4BHK apartments and 12 penthouses | About Rs 11,000 crore within a week |
Privana North has six towers of stilt plus 50 storeys, described in reports as the tallest residential towers DLF has built. Non-resident Indians were reported to account for about 27% of its sales. Sales figures are as reported by news agencies citing DLF; they are not independently audited.
What the original article got wrong
- Height and density: it described Privana as "ground + 12" low-rise towers with "only 30 families per acre". The launched phases are high-rise; Privana North is stilt plus 50 storeys.
- Size: it gave the township as 126 acres and a single phase as 28 acres. Reported figures are about 116 acres for the township and the phase areas shown above.
- Returns: it claimed "100% ROI per annum" and "assured allotments". No such return can be promised, and these claims have been removed.
- Price: the "Rs 6.15 crore onwards" figure was a pre-launch marketing number and is not a current price.
- Specifications: statements about 85% green area, solar panels, customisable floor plans and personalised interiors could not be verified against approved documents and have been removed.
Location in context
Sectors 76 and 77 are on the SPR corridor, towards its NH-48 end. Access to central Gurugram is via SPR and NH-48 or via the Sohna Elevated Corridor at Vatika Chowk. GMDA invited bids in October 2026 for an elevated SPR from Vatika Chowk to NH-48, which, once built, should ease the at-grade junctions along the corridor but will mean construction disruption for some years. See our SPR property guide for the wider corridor, and the Sector 77 area page.
Buying into Privana now: what to check
Because the launched phases sold out, buyers today typically acquire units from original allottees, either as a transfer before possession or as resale after possession. Key checks:
- Which phase and tower: each phase has its own HRERA registration, completion date and specifications. Check the HRERA page for the specific project.
- Payment status: find out how much the seller has paid, what remains due under the payment plan and whether any demand is overdue. You will normally take over the remaining instalments.
- Transfer process and charges: confirm DLF's transfer policy, fees, required no-objection documents and timelines before agreeing a price.
- Allotment documents: examine the allotment letter, the registered agreement for sale and all receipts. Have a lawyer verify them.
- Premium over original price: resale premiums on sold-out launches can be large. Compare the all-in cost with ready luxury homes elsewhere, and remember you are still taking on construction-timeline risk.
- Loan eligibility: check whether your lender will finance a transfer in this project and on what terms.
How to think about value
Fast sell-outs show strong demand at launch, but they do not guarantee future gains. Value will depend on delivery, build quality, how the township's social infrastructure develops, the elevated SPR timeline and how much competing luxury supply comes up nearby. Our note on luxury project density in Gurgaon explains why supply concentration matters. For DLF's wider pipeline, see our DLF developer profile.
