Godrej Aristocrat, Sector 49 Gurugram: Registered Project Facts

Godrej Aristocrat is a group-housing project by Godrej Properties in Sector 49, Gurugram. It sits in the established belt between Sohna Road and Golf Course Extension Road. Our earlier article called it "ultra-luxury" and gave a 10-acre site, "700–800 units", a 63,000 sq ft clubhouse and unit sizes. Some of these do not match the registered project data. This version uses the HRERA Gurugram records and dated news, and sets out what a buyer should confirm.
Registered facts
| Item | Detail |
|---|---|
| Developer | Godrej Properties Ltd |
| Location | Sector 49, Gurugram |
| HRERA registration | GGM/767/499/2023/111, dated 4 December 2023 |
| Land area | About 9.57 acres |
| DTCP licence | No. 147 of 2023, dated 18 July 2023 |
| Apartments in HRERA application | 865, across multiple carpet-area types |
| Declared construction window | Start January 2024; proposed completion 31 December 2030 |
The HRERA application also records forest and Aravalli no-objection certificates (June and August 2023) and building plan approval (November 2023). For a site in this part of the city, these clearances matter. Our Aravalli protection guide explains why.
Before launch, news reports in 2023 described the project as a roughly 9.5-acre development of about 750 apartments, with Godrej expecting around Rs 3,000 crore in revenue. The registered unit count (865) is the figure to use; it may include smaller units required under policy, such as economically weaker section (EWS) housing.
Specifications: separating marketing from contract
Launch material for the project highlighted 3 and 4 BHK formats, low density per floor, decks, Italian marble, VRV air-conditioning, a triple-height lobby, a large clubhouse with an infinity pool and forest-themed landscaping. Our original article repeated these and added figures such as a 10.5 ft ceiling height and a 900 m jogging track. We could not verify all of them against the approved plans.
Ask for the specification schedule attached to the agreement for sale. Features that are not written there are not enforceable. If ceiling height, balcony depth or flooring matter to you, make sure they are stated in the documents.
Location: Sector 49 in context
Sector 49 is one of Gurugram's more settled residential sectors. It has completed housing, schools, hospitals and retail nearby, and access to Sohna Road, Golf Course Extension Road and SPR. That is a real advantage over newer corridors, where social infrastructure is still being built. Buyers should still:
- Check internal roads and drainage. Parts of the Sohna Road–SPR belt suffer waterlogging in heavy rain.
- Drive the commute. Our original article quoted a 5-minute drive to NH-48 and 20–30 minutes to the airport. Peak-hour traffic on Sohna Road and SPR can make these much longer.
- Treat metro as future, not current. The nearest rail-based options are still some distance away; proposed lines serving this belt are at planning stage.
Due-diligence checklist
- Confirm the registration GGM/767/499/2023/111 on the HRERA Gurugram portal and check which towers it covers.
- Compare the carpet area in the agreement with any super-area figures in sales material.
- Check that payments up to agreement registration do not exceed 10% of the cost, as RERA requires.
- Read the HRERA quarterly progress reports and note any extension applications.
- For resale, get the developer's transfer no-objection and a statement of account.
- Factor in stamp duty, registration, maintenance deposits and club charges.
Questions to ask before booking
- Which towers are covered by the current registration, and is any part of the project to be registered separately later?
- How many apartments are there per floor and per lift core in the tower you are considering?
- What share of the 865 units are smaller policy-mandated units, and where are they located on the site?
- What are the proposed maintenance and club charges per square foot, and when do they start?
- Has the developer sought, or does it expect to seek, any change to the approved building plans? Under RERA, major changes need the consent of two-thirds of allottees.
Investment view
Our original article said brand-name projects "tend to appreciate well" and that the luxury segment "commands high rental yields". Neither is a given. Gross rental yields on high-value Gurugram apartments are often modest compared with the capital invested. Appreciation depends on purchase price, supply in the micro-market and the timing of completion. Compare the project with other registered launches nearby on carpet-area price and density. Our Godrej Properties developer profile covers its other Gurugram projects. See also our guide to reading a RERA project page, explore Sector 49, or browse projects.
