Established Projects on Dwarka Expressway: A Neutral Buyer's Guide

The original version of this article ranked the "top 10 projects on Dwarka Expressway". Rankings like that are subjective, go out of date quickly and often reflect marketing rather than evidence. This refreshed guide does something more useful: it describes, neutrally, some of the well-known established residential projects on the corridor, organised by sector, and gives you a framework to compare them yourself.
Inclusion here is not a recommendation, and the list is not exhaustive. Many other developers have delivered or are building projects on the corridor; browse our projects and developer pages for more.
Why established projects matter now
With the Dwarka Expressway fully open since August 2025, buyers have three routes into the corridor: new launches, under-construction projects and resale in occupied societies. Established projects, mostly launched in the early-to-mid 2010s, have one big advantage: you can see what you are buying. You can inspect the tower, talk to residents, check maintenance and compare actual resale transactions.
Notable established projects by sector
| Project | Developer | Sector | Format |
|---|---|---|---|
| ATS Grandstand | ATS | 99A | High-rise apartments |
| Emaar Imperial Gardens | Emaar India | 102 | High-rise apartments |
| Joyville Gurugram | Shapoorji Pallonji | 102 | Mid-segment apartments |
| Oyster Grande | Adani Realty and M2K | 102 | High-rise apartments |
| Godrej Summit | Godrej Properties | 104 | High-rise apartments |
| Sobha City | Sobha | 108 | High-rise apartments |
| The Heartsong | Experion | 108 | Apartments |
| ATS Tourmaline | ATS | 109 | High-rise apartments |
| Windchants | Experion | 112 | High-rise apartments |
Specifications such as clubhouse size, number of towers or completion dates vary by phase. Check them on the HRERA project page (for phases registered under RERA) and in the occupation certificate for the specific tower, rather than relying on listings or older articles.
Sectors 102 to 113 sit on the northern stretch closest to Dwarka and the Delhi border. You can explore them on our area pages, for example Sector 102 and Sector 108. For a sector-by-sector view of the whole corridor, see our Dwarka Expressway micro-location comparison.
How to compare established projects
1. Occupation certificate and conveyance
Large projects are often delivered in phases, with OCs issued tower by tower. Confirm that the tower you are buying in has an OC and, where applicable, that the conveyance deed has been executed or that the developer will execute it in your name. Our OC, CC and part-completion guide explains the documents.
2. Layout efficiency, not super area
Two "3BHK" units of the same super area can have very different carpet areas. Ask for the carpet area and measure if you can. Compare price per sq ft of carpet area.
3. Price evidence within the same project
Prices within one society can differ widely by tower, floor, view and facing. Look at recent registered transactions in the same tower or floor band. Our guide on resale value within the same project explains why.
4. Maintenance and services
Ask for the current maintenance rate, power-backup charges, water source and STP status. Talk to residents about lift uptime, security and how quickly the maintenance agency responds. If the society has been handed over to an RWA, check the handover status of common areas and funds.
5. Access and surroundings
Check the approach from the expressway or service road, the condition of sector roads, waterlogging history and noise for towers facing the expressway.
6. Paperwork for resale
Verify the chain of agreements or sale deeds, the developer's no-dues and transfer requirements, the MCG property ID and any pending dues. Get a lawyer to review before you pay a token amount.
What the corridor's maturity means for resale
As more societies receive possession, the resale market on the northern stretch has become deeper, which helps both buyers and sellers: there are more comparable transactions and more choice of towers and floors. It also means sellers compete with each other and with new launches nearby. A well-maintained unit with an efficient layout, an OC and clean paperwork will usually sell faster than a larger but poorly laid-out one. When you buy, think about who your eventual buyer or tenant will be, and choose a mainstream configuration that suits them.
Established vs new launch on the corridor
- Established resale: visible quality, immediate possession or rent, known maintenance. Older amenities and possible deferred repairs.
- New launch: newer design and specifications and staggered payments, but delivery risk and a wait of several years.
If you are weighing several societies against each other, our framework for comparing Gurgaon projects before buying lists the factors to score.

Frequently asked questions
Which is the best project on Dwarka Expressway?
There is no single best project. The right choice depends on your budget, unit size, commute, the specific tower's condition and the price you can negotiate. Compare carpet area, OC status, maintenance and recent transactions in the same tower.
Are the projects listed here ready to move?
Most were launched in the early-to-mid 2010s and many towers are occupied, but delivery has been phased. Check the occupation certificate for the specific tower before buying.
How do I check a resale price on Dwarka Expressway?
Ask for registered transaction evidence in the same tower or floor band, compare prices per sq ft of carpet area, and check the collector rate for stamp duty. Asking prices on listing sites are not transaction prices.
Do older projects on Dwarka Expressway have HRERA registration?
Phases that were complete before RERA took effect may not be registered. Phases that were ongoing or launched later should be. For unregistered completed phases, rely on the OC, conveyance deed and developer records.
