Dwarka Expressway Commercial Projects: A Buyer's Guide

Published 2024-06-30 · NStay Homes

Commercial property on Dwarka Expressway

Dwarka Expressway (the Northern Peripheral Road) is about 29 km long. Its 19 km Haryana section opened in March 2024 and its 10.1 km Delhi section in August 2025, and the corridor now links Gurgaon's newer sectors to Dwarka, the airport side and NH-48. As housing along it fills up, developers have launched many retail, shop-cum-office (SCO), office and serviced-studio projects. Commercial property behaves very differently from a home, though. This guide explains the main formats, lists notable projects neutrally, and sets out what to check before you invest.

Commercial formats on the corridor

FormatWhat you buyKey question
Retail shop in a mall or high-street projectA unit in a larger complex, usually with shared maintenanceWho will anchor the footfall, and how is the mall leased and managed?
SCO (shop-cum-office) plotA small plot on which a multi-storey shop/office building is allowed under the approved planWhat construction is permitted, and who builds and pays for it?
Office spaceA unit or floor in an office buildingIs there real office demand in this micro-market yet?
Serviced or studio apartments in commercial projectsStudio units on commercial-use landHow is the unit classified, what are the maintenance and tax implications, and who operates it?
Food court or multiplex level unitA unit dependent on F&B or entertainment operatorsIs the operator signed, and on what terms?

Commercial use in licensed colonies is governed by DTCP rules. See our explainer on commercial use rules in licensed colonies.

Notable commercial projects on and near the corridor

The projects below were covered in an earlier version of this article. They are listed by sector for reference only. Descriptions reflect the product type each developer markets, and prices have been left out deliberately because launch prices change and are not a reliable guide. Before relying on any detail, check each project's HRERA registration, approved plans and current construction status.

How to assess a commercial project here

1. Catchment, not just connectivity

Shops depend on the people who live and work nearby. Count the occupied residential towers within a short drive, not the number of launched projects. In newer sectors, many societies may still be under construction, so retail can take years to stabilise.

2. Supply around you

Many retail and SCO projects have launched along the corridor at around the same time. Find out how much competing frontage is planned within the same catchment, and where your unit sits within the project (ground-floor frontage versus upper floors or the rear).

3. Leasing and operating model

Ask who will lease and manage the project, whether anchors or operators are signed, and what the maintenance charge and common-area loading will be. Be careful with "assured return" or "lease guarantee" offers. Get them in the registered agreement and understand who stands behind them.

4. Approvals and status

Confirm HRERA registration, the DTCP licence and the approved building plans, and check the quarterly progress reports. For SCO plots, confirm the permitted floors, the construction timeline obligations and the approval process for your own building.

5. Costs and taxes

Commercial purchases carry different GST, stamp duty, loan-to-value and maintenance profiles from homes. Get a full cost sheet and confirm the tax treatment with a chartered accountant. Rental income and any later sale have their own tax consequences.

Residential or commercial?

Commercial property can earn higher rents than housing, but vacancy periods are longer, tenants are harder to replace and resale buyers are fewer. If you are weighing the two, our comparison of residential versus commercial property in Gurgaon walks through the trade-offs. For the corridor as a whole, see the Dwarka Expressway property guide, and browse current projects.

Frequently asked questions

Is Dwarka Expressway fully open?

Yes. The 19 km Haryana section opened in March 2024 and the 10.1 km Delhi section was inaugurated in August 2025, which completed the roughly 29 km corridor.

What is an SCO plot?

A shop-cum-office plot is a small commercial plot in an approved scheme on which the buyer can build a multi-storey shop and office building within the permitted norms. Check the approved plan for permitted floors and use before buying.

Why does this guide not list commercial unit prices?

Launch prices change often, differ by floor and frontage, and usually aren't the final deal price. Ask the developer for a current, written cost sheet and compare it with recent registered transactions.

How do I check a commercial project's approvals?

Search the project on the Haryana RERA (Gurugram) website for its registration, completion date and progress reports. Then ask for the DTCP licence and approved building plans for your specific block.

Are assured-return commercial deals safe?

They carry extra risk. Make sure any return or lease guarantee is written into the registered agreement, understand which entity is liable, and take legal and tax advice before committing.
