Dwarka Expressway's Future: Growth Drivers and Risks After Completion

For more than a decade, the case for buying on Dwarka Expressway (the Northern Peripheral Road) rested on one promise: the road would eventually be finished. It now is. The 19 km Haryana section opened in March 2024, and the 10.1 km Delhi section was inaugurated in August 2025, completing a roughly 29 km link from Shiv Murti in Delhi to Kherki Daula on NH-48. This article looks at what can drive the corridor from here and what could hold it back.
The expressway at a glance
- Route: Delhi (Shiv Murti and Dwarka Sector 21) to the Haryana border, then through Gurugram's newer sectors to NH-48 near Kherki Daula. The Delhi end connects with Urban Extension Road-II.
- Design: an eight-lane main carriageway with service roads and grade-separated interchanges, including a long urban road tunnel on the airport side. Traffic management uses CCTV and automated tolling.
- Scale: project figures reported in 2022 put the requirement at about 2 lakh tonnes of steel and 20 lakh cubic metres of concrete, with about 12,000 trees to be transplanted.
Where the market stands (dated data)
According to an Anarock report from September 2026:
| Indicator | Figure |
|---|---|
| Average residential price, 2021 | About Rs 6,032 per sq ft |
| Average residential price, H1 2026 | About Rs 14,180 per sq ft (Gurugram average about Rs 13,350) |
| Homes launched, 2021 to H1 2026 | About 38,680 units |
| Unsold inventory, H1 2026 | About 10,770 units, roughly 18 months of sales |
| Typical 2BHK rent (about 1,000 sq ft) | Rs 25,000–31,250 per month |
Prices have more than doubled over five years, much of it ahead of and around the road's completion. That matters for anyone buying today, because the benefit of completion is now largely priced in.
Growth drivers for the next phase
1. Global City
The roughly 1,000-acre Global City township in Sectors 36–37B, being developed by HSIIDC, is the largest planned job and commercial node on the corridor. In August 2026 the first phase of infrastructure was reported to be about 80% complete. If offices and institutions follow the land auctions, local employment could support housing demand on the western side of the corridor.
2. Metro access
No metro station is on the expressway yet. The Gurugram metro under construction, targeted for 2028–2029, includes plans for a spur towards Sector 101. Better public transport would widen the tenant and buyer pool, but only once it is running.
3. Social infrastructure maturing
As more societies are occupied, schools, hospitals and retail tend to follow. Over the next few years, this maturing may matter more to end users than any single infrastructure project.
4. Airport and West Delhi link
Direct access to IGI Airport, Dwarka and the Yashobhoomi convention centre gives the corridor a distinct pool of buyers and tenants, such as frequent flyers, aviation and logistics staff, and families tied to West Delhi.
Risks to weigh
- Supply: many premium towers launched in 2021–2025 will complete over the next few years, which may increase resale and rental competition.
- Infrastructure timing: metro, Global City and sector-level civic works could take longer than projected.
- Liveability gaps: drainage, water supply and last-mile roads in newer sectors.
- Entry price: buying at today's prices leaves less room for gains than earlier buyers had. Our note on infrastructure premiums in NCR prices explains why.
Scenarios, not forecasts
| Scenario | What would need to happen |
|---|---|
| Stronger | Global City offices take up quickly, a metro spur opens on time, civic works catch up, and absorption keeps pace with completions |
| Steady | Gradual occupation of completed towers, with prices tracking the wider Gurugram market |
| Softer | Completions cluster, infrastructure slips and resale supply rises, putting pressure on rents and resale prices |
No one can reliably predict which scenario will play out. Plan for the softer case and treat the stronger case as a bonus. For the wider city view, see our Gurgaon real estate outlook for 2027.
Investor checklist
- Compare the price per sq ft of carpet area with recent registered deals, not just with launch price lists.
- Check the project's HRERA completion date, extensions and progress reports.
- Estimate rent and vacancy realistically, given the completions due nearby.
- Decide your holding period and how you would exit before you buy. See our exit strategy guide.
- Read the Dwarka Expressway property guide for micro-location differences along the corridor.
Frequently asked questions
Has Dwarka Expressway been completed?
Yes. The Haryana section opened in March 2024 and the Delhi section was inaugurated in August 2025, completing the corridor of about 29 km.
How much have Dwarka Expressway prices risen?
A September 2026 Anarock report estimated average prices at about Rs 14,180 per sq ft in H1 2026, up from about Rs 6,032 in 2021, a rise of about 135%.
Is there too much supply on Dwarka Expressway?
Anarock estimated about 10,770 unsold units in H1 2026, roughly 18 months of sales, which it described as fairly balanced. Many already-sold towers will also complete in the next few years, which could add resale and rental competition.
What could drive future demand on the corridor?
The main factors are Global City's progress, metro access, maturing schools and hospitals, and the corridor's airport and West Delhi links. All depend on execution, so judge them on actual progress.
