Dwarka Expressway in 2026: What's Built, What's Coming Next

Dwarka Expressway: built vs still coming

When this article was first written, Dwarka Expressway was still under construction, and most "upcoming developments" depended on its completion. That stage is over. The 19 km Haryana section opened in March 2024, and the 10.1 km Delhi section, from Shiv Murti to the Haryana border via Dwarka Sector 21, was inaugurated in August 2025. The question for buyers in 2026 is which developments around the finished road are actually progressing.

Status check: what is built

ElementStatus (October 2026)
Haryana section (about 19 km, Delhi border to Kherki Daula)Open since March 2024
Delhi section (10.1 km, Shiv Murti to the border)Open since August 2025. It links to Urban Extension Road-II (UER-II) and gives tunnel access towards IGI Airport.
India International Convention and Expo Centre (Yashobhoomi), Dwarka Sector 25Operational, on the Delhi side of the corridor
Residential sectors (roughly 36A–37D and 99–115)Many societies occupied, many more under construction

As a project, the expressway was planned with an eight-lane main carriageway, service roads, interchanges and an urban road tunnel near the airport. Its traffic-management systems include CCTV and automated tolling.

What is coming: the developments to track

1. Global City (Sectors 36, 36B, 37, 37A, 37B)

The most significant project in the pipeline is Global City, a mixed-use township of roughly 1,000 acres along the western edge of the corridor, being developed by the Haryana State Industrial and Infrastructure Development Corporation (HSIIDC). HSIIDC builds the core infrastructure and auctions land parcels to private developers. The project was first proposed in 2016, was slowed by land litigation and relaunched in 2023, and HSIIDC has held several e-auctions since then. In August 2026 the Chief Minister said about 80% of the physical work on the roughly Rs 1,000 crore first phase was complete, with the rest expected by December. Expect the towers on auctioned parcels to take several more years after that.

Older articles mentioned projects called "Cyber City 2" and "Aerocity 2" on the corridor. We could not verify either as an approved project. Treat such labels as marketing until you see an official approval.

2. Metro connectivity

No metro station sits directly on the expressway yet. The nearest stations are on the Delhi side, at Dwarka Sector 21 and the Yashobhoomi Dwarka Sector 25 station. In Gurugram, the 28.5 km Millennium City Centre–Cyber City metro is under construction. Its project plans include a spur towards Sector 101 near the corridor. Reported targets are 2028 for the first phase and 2029 for the full loop. Planning documents for Global City also refer to a future rapid-transit link. Treat all of these as planned until construction is visibly under way. See our explainer on how the Gurugram metro may affect property.

3. Civic infrastructure in the sectors

Sector roads, storm-water drainage, master water lines and sewer connections are still being completed in several newer sectors. These often decide day-to-day liveability more than the expressway itself. Ask the developer and GMDA or HSVP about the status of the specific sector road outside a project.

4. Housing supply

A September 2026 Anarock report estimated about 38,680 homes launched on the corridor between 2021 and H1 2026, with about 10,770 still unsold in H1 2026, equal to roughly 18 months of sales. Average prices were estimated at about Rs 14,180 per sq ft, up from about Rs 6,032 in 2021. More supply is likely, both from Global City parcels and from private licensed land such as the recent activity in Sector 109.

Projects mentioned in older versions

Earlier versions listed Godrej Summit (Sector 104), Sobha City (Sector 108), Experion The Heartsong (Sector 108), Vatika Express City (Sector 88A) and ATS Tourmaline (Sector 109) as "upcoming". These are long-launched projects, and several are occupied. If you are considering them, assess them as ready or resale homes: check the occupation certificate, the conveyance deed and recent registered prices.

Risks that remain

  • Supply overhang: many similar premium towers are due to complete within a few years of each other.
  • Infrastructure timing: metro and civic works may arrive later than marketing suggests.
  • Environmental and liveability issues: dust during construction, drainage in low-lying stretches and limited green cover in some sectors.
  • Global City execution: the project has a long history of delays, so value its benefits on actual progress.

Our infrastructure premium versus hype guide explains how to price these factors. For the full corridor picture, see the Dwarka Expressway property guide, or explore Sector 109 and nearby sectors.

Frequently asked questions

Is Dwarka Expressway complete?

Yes. The Haryana section opened in March 2024 and the Delhi section, from Shiv Murti to the Haryana border, was inaugurated in August 2025.

What is Global City on Dwarka Expressway?

It is a roughly 1,000-acre mixed-use township in Sectors 36, 36B, 37, 37A and 37B, developed by HSIIDC. HSIIDC builds the infrastructure and auctions plots to private developers. In August 2026, the first phase of infrastructure was reported to be about 80% complete.

When will the metro reach Dwarka Expressway?

There is no firm date. The Gurugram metro under construction includes a planned spur towards Sector 101, with the overall project targeted for 2028–2029. Treat any specific opening date with caution.

Are 'Cyber City 2' and 'Aerocity 2' approved projects?

We could not verify either as an approved project on the corridor. Ask for official approvals before giving such labels any weight.
