Dwarka Expressway: Real Advantages and Limits for Homebuyers

Dwarka Expressway: real gains, real gaps

Our earlier article listed fifteen "advantages" of the Dwarka Expressway, from decongestion and tourism to "smart city features" and "resilience to urban challenges". Several were generic, and some, such as dedicated bus lanes and cycling tracks, were never confirmed. The road is now fully open, so a clearer question can be answered: what does it actually change for someone living or buying along it, and what does it not?

The road in brief

The Dwarka Expressway (formerly the Northern Peripheral Road) is an access-controlled, eight-lane corridor of about 29 km. It runs from Shiv Murti near Mahipalpur in Delhi, past Dwarka, to NH-48 at Kherki Daula in Gurugram. The Haryana section of about 19 km opened in March 2024. The 10.1 km Delhi section opened in August 2025 and links to Urban Extension Road-II (UER-II) at the border.

Advantages that are real today

  • A second Delhi–Gurugram route. Traffic between west or south-west Delhi and Gurugram's newer sectors no longer has to use the NH-48 stretch through the city.
  • Better access to the airport side of Delhi. The Delhi section connects to the Yashobhoomi convention centre area, Delhi Metro's Blue and Orange (Airport Express) lines and the area around IGI Airport.
  • Network connections. The UER-II link improves access to north and west Delhi, and the corridor meets NH-48 for Jaipur-bound and Manesar-bound traffic.
  • Planned sector layout. Sectors along the route were laid out under the master plan with wide sector roads, group-housing pockets and commercial sites, so many neighbourhoods have more modern layouts than older Gurugram.
  • Housing choice. Many of the city's recent large launches are here, so buyers have a wide range of new projects to compare.

Advantages that are still pending

  • Metro. The Gurugram Metro under construction includes a spur toward Sector 101 near the expressway. Phase 1 was reported to be about 15% complete in October 2026, so rail access is some years away for most sectors.
  • Mature social infrastructure. Schools, hospitals and retail exist in parts of the corridor but are uneven. Many sectors are still mostly construction sites.
  • Complete sector roads. Some internal sector roads linking housing to the expressway are unfinished, and Haryana has announced land acquisition for missing sector roads across Gurugram.
  • Global City. The state-led development on about 1,000 acres in Sectors 36–37B is progressing. The state said in August 2026 that most first-phase infrastructure was complete. Jobs and amenities there will take longer to arrive.

Limits to weigh honestly

  • Drainage. Waterlogging on parts of the corridor and its service roads has been reported during heavy monsoon rain. Visit after a downpour.
  • Car dependence. Until metro and reliable buses arrive, most daily trips need a car.
  • Supply. A large volume of under-construction housing will complete over the next several years. That affects resale competition and rents.
  • Construction phase living. Early residents in a sector often live next to active sites for years, with dust, noise and heavy vehicles.

Who benefits most

The corridor suits households with work or family in west and south-west Delhi, frequent flyers, and people working near NH-48 or Udyog Vihar who want newer housing. It is a weaker fit for people who need daily metro access now or who want a fully settled neighbourhood immediately. Those buyers may prefer completed societies in older sectors or should plan around a longer settling-in period.

What we dropped from the original list

We removed claims that could not be supported or did not apply to buyers. These included "smart lighting and intelligent traffic management", "dedicated bus lanes and cycling tracks", "boost to tourism", "environmental benefits from recycled materials" and "property investors have seen substantial returns". Price growth along the corridor before completion was real, but it is history. Our Dwarka Expressway property guide covers current conditions.

A checklist for choosing a sector

  1. Map your commute. Decide whether you mainly travel toward Delhi and the airport, or toward Cyber City and NH-48. The northern sectors suit the first, the southern sectors the second.
  2. Check the last mile. Confirm the sector road from the project to the expressway or service road is built and open. See our guide to master sector roads.
  3. Check flooding. Ask residents of completed projects nearby about monsoon access. Our waterlogging due-diligence guide has a checklist.
  4. Look at what is already lived in. Occupied, completed societies nearby give a truer picture of daily life than brochure maps.
  5. Compare with other corridors. Our comparison of Dwarka Expressway, Golf Course Extension Road and SPR sets out the trade-offs.

Frequently asked questions

Is the Dwarka Expressway fully operational?

Yes. The Haryana section opened in March 2024 and the Delhi section in August 2025, completing the roughly 29 km corridor from Shiv Murti to Kherki Daula.

Does the Dwarka Expressway reduce travel time to the airport?

For many sectors along it, yes, because it offers a direct route toward the airport side of Delhi without using NH-48 through the city. Actual times depend on traffic and your exit.

What are the main drawbacks of living on the Dwarka Expressway?

Car dependence until metro arrives, uneven social infrastructure, unfinished sector roads in places, reported monsoon waterlogging and a large pipeline of new supply.

Is there metro connectivity on the Dwarka Expressway?

Not yet. A Gurugram Metro spur toward Sector 101 is under construction as part of Phase 1. Check current progress before relying on it.
