Dwarka Expressway vs SPR: 2026 Comparison

When this article was first written, both Dwarka Expressway and the Southern Peripheral Road (SPR) were described as future "game changers" for Gurgaon. Since then, their paths have diverged. Dwarka Expressway is fully open; SPR is a functioning road whose planned elevated upgrade is still on the drawing board. The original article also contained errors, including incorrect lengths and project names that do not exist, which we have removed. Here is a corrected, buyer-focused comparison.

Dwarka Expressway: connectivity delivered, sector maturity in progress

The biggest change since this article was first written is that Dwarka Expressway is complete. The Haryana section opened in March 2024 and the 10.1 km Delhi section, including a tunnel of about 5.1 km towards IGI Airport, was inaugurated on 17 August 2025.

That removes the main infrastructure risk for the corridor. What remains is the maturity of the sectors along it, such as 36A, 37D and 99 to 115: completion of master sector roads, schools, hospitals and retail, and the delivery of the many projects still under construction. Our Dwarka Expressway micro-location comparison shows how much this varies sector by sector.

SPR: central position, pending upgrade

SPR's strength is its location: it links three of Gurgaon's most important corridors (Golf Course Extension Road, Sohna Road and NH-48) and sits close to established employment and retail. The original article said SPR was "still under construction". More precisely, the road itself is in use, but the long-planned signal-free elevated corridor has been redesigned several times since 2019.

In June 2026, GMDA was again seeking a consultant to prepare a detailed project report for the roughly 6 km Ghata Chowk to Vatika Chowk stretch, part of a planned corridor of about 12 km. A separate tender for the Vatika Chowk to NH-48 section had been floated and withdrawn earlier in 2026. Buyers should therefore not assume signal-free travel on SPR in the near term. Our SPR value versus execution risk article explores this.

Correcting a common assumption

The original article claimed Dwarka Expressway would be "high-end" and SPR "affordable". In practice, both corridors now have projects across segments, including premium and luxury launches on SPR and mid-segment options on Dwarka Expressway. Compare individual projects, not corridor labels.

Which corridor fits which buyer?

Checks that apply on both corridors

  1. Verify HRERA registration, approved plans and completion date for the project.
  2. Drive the route from the society gate at peak hour, including last-mile roads.
  3. Check monsoon waterlogging history on the approach roads.
  4. Compare per-square-foot prices on carpet area with nearby ready projects.
  5. Do not pay a premium for infrastructure that is not yet under construction.

Frequently asked questions

Is Dwarka Expressway fully operational?

Yes. The Haryana section opened in March 2024 and the Delhi section, including a tunnel towards IGI Airport, was inaugurated on 17 August 2025. The full corridor is about 29 km.

Is SPR under construction?

The at-grade road is in use. A planned elevated corridor was still at the planning stage in mid-2026, with GMDA seeking a fresh DPR for the Ghata Chowk to Vatika Chowk stretch.

Is SPR cheaper than Dwarka Expressway?

Not necessarily. Both corridors have projects across mid, premium and luxury segments. Compare specific projects on carpet-area price, specification and delivery status.

Which corridor is better for airport access?

Dwarka Expressway offers the more direct route to IGI Airport, including the tunnel opened in 2025. SPR is better placed for Golf Course Extension Road and Sohna Road.
