Dwarka Expressway: Is Now the Right Time to Buy? A Reality Check

For years, Dwarka Expressway was sold to buyers as a future story: the road will open, then prices will follow. That future has largely arrived. The Haryana section, about 19 km, was inaugurated in March 2024, and the 10.1 km Delhi section, linking to Urban Extension Road-II (UER-II), Yashobhoomi and the Delhi Metro network, was inaugurated in August 2025.
So the question has changed. It is no longer "will the road happen?" but "after the road, what am I paying for, and is the price still sensible for my plans?" This article offers a framework for answering that, rather than a blanket yes or no.
What the opening of the road changed
- Delhi and airport access: sectors along the corridor now have a continuous high-speed link towards Dwarka, the airport side of Delhi and UER-II. The benefit is largest for the sectors closest to the Delhi end and to the main interchanges.
- Relief for NH-48 users: the expressway gives an alternative to the Delhi-Gurugram highway for many trips, though local junctions and service roads still matter for daily travel.
- Certainty: the largest single risk in the old pitch, whether and when the road would open, is gone. Much of that certainty is likely to be priced into today's asking rates.
What the road did not change
- Last-mile access: many projects sit on sector roads, not on the expressway itself. The condition of those roads, their connections and drainage decide your real commute.
- Social infrastructure: schools, hospitals, markets and public transport fill in over time, unevenly across sectors.
- Civic services: water supply, sewerage, power and waterlogging resilience differ from pocket to pocket. See our guide to waterlogging due diligence.
- Project-level risk: an under-construction project on a finished road can still be delayed.
A timing framework by buyer type
| If you are... | Timing is usually less critical when... | Be careful if... |
|---|---|---|
| An end-user buying to live | The home fits your budget and commute today and you plan to stay for many years | You are stretching your loan to buy into an amenity-heavy project with high maintenance |
| A long-term investor (7 years or more) | You can hold through slow periods and the price is reasonable against completed comparables | Your return assumes the same pace of price growth that preceded the road opening |
| A short-term investor | Rarely. Exit depends on the resale market and transaction costs | You plan to sell before possession, or several similar projects are completing at the same time nearby |
| A rental investor | The unit is ready or close to completion in an occupied pocket | The yield depends on rent levels that the area has not yet reached |

Treat the corridor as many micro-markets
Dwarka Expressway covers a long stretch of sectors, from the NH-48 end (sectors such as 37C, 37D and the 80s and 90s) to the 100s near the Delhi border. Each pocket differs in distance to Delhi and the airport, access from the main carriageway, density of new launches, occupancy and civic readiness. Compare like with like: ready homes with ready homes, launches with launches, and neighbouring sectors with each other. Our micro-location comparison for Dwarka Expressway walks through these differences, and the Sector 109 page is an example of a sector-level view.
Risks that remain
Supply concentration
The corridor has attracted a large number of launches. When many projects in the same pocket complete around the same time, resale and rental competition can slow price and rent growth for a while.
Construction and delivery
Check the project's Haryana RERA registration, its validity, quarterly progress updates and any extensions. Our guide on how to read a Gurgaon RERA project page explains what to look for.
Cash flow
Construction-linked plans spread payments, but you may pay EMIs and rent at the same time until possession. Model the worst case, including a delay.
Price already includes the story
If asking prices for new launches are well above recent registered resale deals in completed societies nearby, ask what you are paying for beyond the road.
Practical checks before you commit
- Compare the asking price with recent resale transactions in completed projects in the same and adjacent sectors.
- Drive the route from the project to your workplace at peak hours, including the sector road and the access ramp.
- Verify the HRERA registration, approvals and construction progress.
- Get the all-in cost: base price, PLC, parking, club, EDC/IDC where separate, GST, stamp duty and registration.
- Check the density of similar projects due for possession nearby.
- Decide your holding period and exit plan before you book.

Frequently asked questions
Is Dwarka Expressway fully open now?
Yes, both main sections have been inaugurated: the Haryana section of about 19 km in March 2024 and the 10.1 km Delhi section in August 2025. Local access roads and junctions in individual sectors are a separate question and should be checked on the ground.
Will prices rise further now that the road is open?
No one can promise that. The opening removed a major uncertainty, but much of that may already be in current prices. Future movement will depend on demand, new supply, civic infrastructure and broader market conditions.
Which sectors on Dwarka Expressway are best?
There is no single best sector. Pockets differ in Delhi and airport access, last-mile roads, occupancy and launch density. Choose by your commute, budget, preferred project stage and holding period.
Should I buy ready-to-move or under-construction on Dwarka Expressway?
Ready homes remove delivery risk and can be rented immediately, while under-construction units spread payments but carry delay and cash-flow risk. Compare the price difference against those risks for the specific projects you are considering.
Does a metro serve Dwarka Expressway?
The Delhi section connects with existing Delhi Metro lines near its Delhi end. Metro access for most Gurugram sectors along the corridor depends on future projects, so check their official status before paying a premium for them.
