Godrej Zenith, Sector 89: the registered facts

Godrej Zenith is a group-housing project by Godrej Properties in Sector 89, part of the New Gurgaon belt west of NH-48. Our earlier article described "nine towers of up to 30 floors", an "Olympic-sized pool", prices "starting around Rs 2 crore" and a "proposed metro station within a 5-minute drive". It also profiled the company with leadership details that are now out of date. This version uses the HRERA Gurugram record and current company information.

Plans uploaded to HRERA reference residential towers numbered 1 to 9, along with commercial, community and EWS/school blocks. Check the approved building plans for floor counts and the unit mix, which our original article gave as 2, 3 and 4 BHK homes from about 1,250 to 3,221 sq ft.

During registration in March 2024, HRERA considered a complaint from another company about a separate project. It treated the complaint as a dispute between two companies, granted registration, and directed the promoter to disclose the litigation in its filings. Buyers can read that disclosure on the project's HRERA page.

Amenities: what to verify

Marketing for the project lists a clubhouse, swimming pools, a gym, courts for several sports, children's play areas, landscaped gardens and security systems. Our original article added specifics such as an Olympic-sized pool and a bowling alley. Check the specification schedule and the approved plans for what is committed, and ask when amenities will be handed over relative to possession.

Sector 89 and New Gurgaon

New Gurgaon, broadly Sectors 76 to 95 west of NH-48, grew around older townships and has a large volume of new group housing. For buyers, the key points are:

  • Road access. Access is via NH-48 and the sector road network. The Dwarka Expressway's southern end and the Kherki Daula area are within reach of several New Gurgaon sectors. Our original article's drive times (5 minutes to Dwarka Expressway, 25 minutes to IGI) were optimistic; drive them yourself at peak hours.
  • Metro. There is no approved metro station within a short drive of Sector 89. Our original "proposed metro station within 5 minutes" claim was not supported, and we have removed it.
  • Neighbourhood maturity. Some sectors nearby have occupied societies and schools; others are still under construction. Last-mile roads and drainage vary block by block.

Our New Gurgaon property guide and Sector 92 analysis cover the belt in more detail. You can also explore Sector 89.

About the developer, briefly

Godrej Properties is the listed real estate company of the Godrej group and one of India's largest residential developers by bookings. Gaurav Pandey has been Managing Director and CEO since 1 January 2023, succeeding Mohit Malhotra, who was named in our original article. We have removed award counts and other company claims that we could not verify. Our Godrej Properties developer profile tracks its Gurugram projects, including Godrej Air in Sector 85 nearby.

Buyer checklist

  1. Confirm the registration GGM/799/531/2024/26 and the towers it covers on the HRERA Gurugram portal. Our guide to reading a RERA project page walks through it.
  2. Read the litigation disclosure and any later HRERA orders on the project.
  3. Compare carpet-area pricing with other registered New Gurgaon projects, rather than relying on "starting from" prices.
  4. Keep pre-agreement payments within RERA's 10% limit and link the rest to verifiable construction stages.
  5. Track quarterly progress reports against the 2031 declared completion date.
  6. Budget for stamp duty, registration, maintenance deposits and club charges.

Questions to ask the developer

  • Which towers are in the current phase, and when is each expected to be handed over?
  • When will the clubhouse and other amenities be ready relative to the first possessions?
  • What is the status of the litigation disclosed to HRERA, and could it affect this project?
  • What are the maintenance charges, and who will run the society until handover to residents?

Investment view

Our original article called Zenith "a significant investment opportunity, promising high returns". We do not make return claims for individual projects. New Gurgaon has a large pipeline of under-construction homes, which will shape resale prices and rents when they complete. Compare density, carpet-area price and completion timelines across options before deciding, or browse projects to compare.
