Home Financing in Gurgaon: Loan Options and Practical Tips

Most homes in Gurgaon are bought with a loan, and the loan often shapes the purchase as much as the property does. It affects how much you can spend, how much cash you need upfront, and what happens if the project is delayed. This guide covers how home finance works for Gurgaon buyers in 2026 and the practical points that matter here.
The earlier version of this article described the PMAY credit-linked subsidy scheme with income bands and subsidy rates that no longer apply. That scheme closed for new loans in 2021–22. We have updated it and added rules that have changed since.
How much a lender will finance
RBI rules cap the loan-to-value (LTV) ratio for individual housing loans:
| Property value | Maximum loan as a share of value |
|---|---|
| Up to Rs 30 lakh | 90% |
| Above Rs 30 lakh to Rs 75 lakh | 80% |
| Above Rs 75 lakh | 75% |
Lenders usually value the property on the agreement value, excluding stamp duty and registration charges in most cases. Most Gurgaon homes are above Rs 75 lakh, so plan on funding at least 25% of the price yourself, plus stamp duty, registration, brokerage and moving costs. See our guide to the total cost of buying property in Gurgaon.
Your eligibility also depends on income, existing EMIs, age and credit score. Lenders generally want total EMIs to stay within a set share of your net income. Our affordability guide walks through the arithmetic.
Interest rates in 2026
Most new home loans from banks are floating-rate loans linked to an external benchmark, usually the RBI repo rate. When the repo rate changes, your rate changes at the next reset. On 7 October 2026, the RBI raised the repo rate by 25 basis points to 5.50% and shifted its stance towards tightening. Borrowers on repo-linked loans should expect their rates to reset upward. Check your loan's reset date, and whether the lender will raise the EMI or extend the tenure.
When comparing lenders, look at the spread over the benchmark, processing fees, and how quickly rate cuts have been passed on in the past, not just the headline rate.
Prepayment and foreclosure
Banks and housing finance companies already could not charge foreclosure or prepayment penalties on floating-rate home loans to individuals. RBI's Pre-payment Charges on Loans Directions, 2025, effective 1 January 2026, consolidated this rule for floating-rate loans to individuals for non-business purposes. Fixed-rate loans may still carry charges if disclosed upfront. Part-prepaying a floating-rate loan when you have surplus cash is one of the simplest ways to cut total interest.
Government interest subsidy: PMAY-U 2.0
The old PMAY credit-linked subsidy scheme (CLSS) is closed. Its replacement for first-time buyers is the Interest Subsidy Scheme under PMAY-Urban 2.0:
- for EWS, LIG and MIG households with annual income up to Rs 9 lakh;
- for loans up to Rs 25 lakh on homes valued up to Rs 35 lakh;
- a 4% interest subsidy on the first Rs 8 lakh of the loan, up to a maximum of Rs 1.80 lakh, released in instalments;
- for households that do not own a pucca house anywhere in India.
Given Gurgaon prices, few homes in the city fall under the Rs 35 lakh cap, though some affordable housing policy flats and homes in nearby towns may. Check the PMAY-U 2.0 portal and your lender for current eligibility.
Loans for under-construction homes
For a project under construction, the loan is disbursed in stages as the developer raises demands. A few points matter:
- Project approval by the lender. Many lenders pre-approve projects after their own legal and technical checks. A project approved by several lenders is easier to finance, but approval is not a guarantee of delivery.
- Tripartite agreement. Buyer, developer and lender usually sign one. Read the clauses on cancellation and refunds.
- Pre-EMI vs full EMI. During construction you can pay interest only on the amount disbursed (pre-EMI), or start full EMIs. Pre-EMI keeps early payments low but does not reduce principal.
- Subvention schemes. Under these, the developer pays interest until possession. Read the terms carefully. If the developer stops paying, the lender will look to you.
- HRERA progress. Before each disbursement, check the project's progress reports to confirm the stage being demanded has been reached.
Loans for resale homes
For resale purchases, lenders check the title chain, approvals and occupation certificate. Where the seller has an existing loan, the lender usually pays the seller's lender directly to release the original documents. Allow time for the lender's legal and valuation checks, and make sure your agreement to sell builds in that time.
Practical tips
- Get a sanction before you commit. An in-principle sanction tells you your real budget and shows sellers you are serious.
- Keep your credit record clean in the months before applying. Avoid new loans and late payments.
- Consider a co-applicant, such as a spouse with income, to increase eligibility. Co-owners can each claim tax deductions within the limits.
- Insure the loan sensibly. Term life cover is often cheaper than a single-premium loan protection policy bundled with the loan.
- Read the sanction letter and Key Facts Statement for fees, reset terms and charges.
Tax deductions on principal and interest depend on the current income tax regime and rules. India's new Income-tax Act, 2025 took effect from April 2026, so confirm the current position with a tax adviser.
Frequently asked questions
How much down payment do I need for a Gurgaon home?
For homes above Rs 75 lakh, lenders can finance up to 75% of the value, so plan for at least 25% plus stamp duty, registration and other costs.
Is the PMAY home loan subsidy still available?
The old CLSS scheme closed in 2021–22. PMAY-U 2.0 offers a 4% subsidy on the first Rs 8 lakh of loans up to Rs 25 lakh for homes up to Rs 35 lakh, for eligible households with income up to Rs 9 lakh.
Can my bank charge a penalty if I prepay my home loan?
Not on a floating-rate home loan taken by an individual for non-business purposes. RBI directions effective 1 January 2026 confirm this. Fixed-rate loans may carry disclosed charges.
How does the October 2026 repo hike affect my loan?
Repo-linked floating loans will reset upward at their next reset date. Ask your lender whether your EMI or tenure will change.
