Is It the Right Time to Buy a Home in Gurgaon? A Decision Guide

"Is now the right time to buy?" is the question every Gurgaon buyer asks. The original version of this article answered it with a confident "yes", urged readers to buy "before the market becomes too hot", and listed eight projects with prices from 2023. That approach does not hold up: the prices have changed, several of the projects' details could not be verified, and nobody can reliably time a property market. We have removed the project list and price claims. What follows is a framework to answer a better question: is it the right time for you?
Why market timing is so hard
Gurgaon's market moves at different speeds in different places. A corridor can see rapid price rises while a neighbouring one stays flat, and new launches can be priced well above nearby resale homes. Interest rates, office hiring, infrastructure delivery and new supply all interact. Forecasts from developers, portals and advisers (including us) are opinions, not guarantees.
For our current view of prices and the buy-or-wait debate, see Gurgaon property prices 2026: buy or wait? The rest of this guide focuses on the factors you control.
Step 1: Are you financially ready?
- Down payment: do you have the margin money (the part banks do not finance) plus stamp duty, registration and other costs, without draining your emergency fund?
- EMI comfort: would the EMI still be manageable if your floating loan rate rose by one to two percentage points?
- Job stability: is your income stable for the next few years?
- Total cost: have you included parking, club membership, maintenance deposits and GST where applicable?
Our guides on how much house you can afford and the total cost of buying property in Gurgaon help you put numbers to these.
Step 2: How long will you hold?
Buying and selling property carries high transaction costs. If you might move cities or need the money within a few years, renting may be the better choice. A holding period of seven to ten years or longer gives more room to absorb costs and market cycles.
Step 3: Is the property right, regardless of the market?
A well-chosen home at a fair price tends to hold up through market cycles; a poorly chosen one can struggle even in a rising market. Check:
- Location fundamentals: commute to work, schools, hospitals, and the sector's roads, water supply and monsoon record.
- Project quality: developer's delivery history, construction quality in their completed projects, and how existing societies are managed.
- Legal and regulatory status: HRERA registration and timelines for new projects; occupation certificate and clear title for ready ones.
- Layout efficiency: usable carpet area, ventilation and light, not just super area.
Step 4: Ready-to-move or under construction?
| Ready-to-move | Under construction | |
|---|---|---|
| What you see | The actual home and society | Plans, samples and renders |
| Delivery risk | None on construction | Depends on the developer |
| Payment | Mostly upfront | Spread over construction |
| Rent vs EMI overlap | Move in quickly | May pay rent and EMI together |
| GST | Not applicable on completed homes with OC | Applicable |

Step 5: Is the price fair today?
Instead of asking whether the market will rise, ask whether this specific price is reasonable:
- Compare the per-square-foot price on carpet area with recent deals in the same and nearby projects.
- Compare new-launch pricing with ready resale homes nearby; a large gap needs a good reason.
- Check the collector rate for the area, which sets the floor for stamp duty valuation.
- Negotiate on payment plan, parking and other charges, not only base price.
When waiting can make sense
- You do not yet have a comfortable down payment and emergency fund.
- Your job or location may change in the next two to three years.
- You are considering a project whose approvals or registration are not yet in place.
- You are being pushed to decide quickly by "limited-period" offers.
Bottom line
The right time to buy in Gurgaon is when you are financially ready, plan to hold for the long term, and have found a well-located, verified property at a fair price. If those boxes are ticked, short-term market movements matter less. You can browse current options on our projects page.

Frequently asked questions
Will Gurgaon property prices keep rising?
No one can say with certainty. Prices depend on jobs, interest rates, supply and infrastructure, and they differ by corridor. Base your decision on your own readiness and the fairness of the specific price.
Should I wait for prices to fall before buying in Gurgaon?
Waiting makes sense if you are not financially ready or may relocate soon. If you are ready and plan to hold long term, a fairly priced, well-verified property matters more than timing.
Why were the project recommendations removed?
The original list used 2023 prices and project details that could not be verified as current. Check each project's HRERA page and current pricing directly.
Is GST payable on ready-to-move flats?
GST generally does not apply to completed homes sold after the occupation certificate is issued. It applies to under-construction purchases. Confirm the position for your transaction with a tax adviser.
