Should You Use a Property Dealer in Gurgaon? What to Check

You can buy or sell property in Gurgaon without an intermediary, and many people do. But the city's market is large and fragmented: new launches, resale apartments, builder floors, HSVP plots and licensed colonies all follow different rules and paperwork. A good property dealer or adviser can save time and help you avoid mistakes. A poor one can cost you money. This guide explains when using one makes sense and how to choose well.
Where a good adviser genuinely helps
Access to a wider set of options
Online portals show a lot of inventory, but not all of it is current, and some owners prefer to sell quietly through local contacts. An active adviser who works a particular micro-market usually knows which units are genuinely available, which listings are stale, and what comparable homes have recently sold for.
Local and product knowledge
Gurgaon's sectors differ sharply in road access, water supply, waterlogging, maintenance quality and resale depth. An experienced adviser should be able to explain these differences, as well as practical matters such as how floor-wise registration of builder floors works or why some resale flats need a society or developer NOC.
Negotiation and deal structure
Listed prices and final deal prices often differ. A knowledgeable intermediary can help you understand the realistic range and structure the deal: token amount, payment schedule, possession date and what is included. Our guides on asking price versus deal price and negotiating property prices explain the process.
Coordination of the paperwork
Buying involves title documents, approvals, loan sanction, stamp duty, registration and mutation. An adviser can coordinate these steps and keep timelines on track. What an adviser should not do is offer "shortcuts" with officials: every step should be done through the proper, documented process.
What a dealer cannot do for you
- Replace legal due diligence. Title verification and agreement review should be done by a qualified lawyer acting for you.
- Guarantee returns or appreciation. Any promise of guaranteed price growth or rental income is a red flag.
- Override the HRERA record. For new projects, the registered details on the HRERA website take precedence over brochures and verbal claims.
The legal position: HRERA agent registration
Under the Real Estate (Regulation and Development) Act, 2016, a real estate agent who facilitates the sale or purchase of a plot, apartment or building in a project that requires RERA registration must be registered with the state RERA authority. In Haryana, this is HRERA. Registered agents have duties under the Act, including:
- not facilitating the sale of a project that requires registration but is not registered;
- maintaining books of account and records;
- not making false statements or engaging in unfair trade practices;
- helping the buyer obtain the documents they are entitled to at the time of booking.
You can check an agent's registration on the HRERA website. Our guide to Haryana RERA agent registration explains how.
How to choose a property dealer or adviser
- Check HRERA registration and the name of the registered entity or individual.
- Ask about their focus: which sectors and property types do they deal in regularly?
- Ask for recent comparable transactions (with personal details removed) to support their price view.
- Agree fees in writing: who pays brokerage, how much, and when it becomes payable.
- Clarify conflicts: are they being paid by the developer or seller as well as you? This does not rule them out, but you should know.
- Look for straight answers on risks: a good adviser will tell you about a project's weaknesses, not just its strengths.
Red flags
- Pressure to pay a token immediately "before the price goes up".
- Requests to pay into a personal account or in cash.
- No HRERA number for a new-launch project, or reluctance to show it.
- Promises of approvals, regularisation or "settings" with officials.
- Discouraging you from taking independent legal advice.
Bottom line
Consulting a property dealer in Gurgaon can be worthwhile when the person is registered, knowledgeable about the specific market you are targeting and transparent about fees and conflicts. Use their knowledge to save time and negotiate better, but keep independent checks, especially the HRERA record and legal verification, in your own hands. Our property document verification checklist is a good place to start.

Frequently asked questions
Does a property dealer in Gurgaon need to be RERA registered?
An agent who facilitates sales in projects that require RERA registration must be registered with HRERA. You can check registration on the HRERA website.
Who pays brokerage in a Gurgaon property deal?
It depends on the deal. In resale transactions, buyers and sellers often each pay their own agent; in new launches, the developer may pay. Always agree the amount and timing in writing.
Can a dealer speed up registration or approvals?
A good adviser can coordinate documents and appointments, but should never offer unofficial shortcuts. All approvals and registration must follow the proper legal process.
Do I still need a lawyer if I use a property dealer?
Yes. Title verification and review of the agreement should be done by an independent lawyer who acts for you, not by the intermediary.
