Premium Homes on Dwarka Expressway: Projects and How to Compare

Dwarka Expressway was fully opened when its Delhi section was inaugurated in August 2025, completing a roughly 29 km link between Dwarka and NH-48 near Kherki Daula. The corridor has become one of Gurgaon's main premium housing belts. Many projects here call themselves "luxury", but the term has no regulatory meaning. Specifications, density, construction status and total cost vary widely. This guide lists notable premium projects neutrally and gives you a way to compare them.
Where the market stands (dated context)
A September 2026 Anarock report put average residential prices on Dwarka Expressway at about Rs 14,180 per sq ft in H1 2026, up from about Rs 6,032 in 2021, and noted that the corridor is priced above the Gurugram average. The same report estimated around 10,770 unsold units in H1 2026, equal to roughly 18 months of sales at the current pace. These are corridor-wide averages. Individual projects can sit well above or below them, and ready resale homes often trade differently from new launches.
Notable premium projects by sector
The projects below were covered in an earlier version of this article. They are listed by sector, with the product type each developer markets. They range from long-completed societies to under-construction launches. Prices and unit sizes have been left out because they change and differ by tower and floor. Check each project's HRERA page and occupation certificate status yourself.
| Project | Developer | Sector | Product |
|---|---|---|---|
| Navraj The Antalyas | Navraj | 37D | Apartments |
| BPTP Amstoria | BPTP | 102 | Township with villas, floors and plots |
| Adani Oyster Grande | Adani Realty | 102 | Apartments |
| Oxirich Chintamanis | Oxirich | 103 | Apartments |
| Puri Emerald Bay | Puri Constructions | 104 | Apartments |
| Hero Homes | Hero Realty | 104 | Apartments |
| Elan The Presidential | Elan | 106 | Large-format apartments |
| Sobha City | Sobha | 108 | Apartments |
| ATS Tourmaline | ATS | 109 | Apartments |
| M3M Crown | M3M | 111 | Apartments |
| Kashish Manor One | Kashish | 111 | Apartments |
| M3M Capital | M3M | 113 | Apartments |
| Smartworld One DXP | Smartworld | 113 | Apartments |
The corridor's character changes along its length. Sectors 102–113 are closest to the Delhi border and the airport side, while Sector 37D and its neighbours are nearer NH-48 and the older city. Our micro-location comparison explains how commute, social infrastructure and supply differ by stretch.
How to compare "luxury" projects on facts
1. Possession status and paperwork
Classify each option as ready (with an occupation certificate), nearing completion, or early-stage under construction. Ready homes remove delivery risk but may have older specifications. Under-construction homes carry execution risk and need careful HRERA checks. See our guide to OC, CC and part-completion in Gurgaon.
2. Carpet area and efficiency
Compare carpet areas, not super areas. Two flats with the same super area can differ a lot in usable space. Work out the price per square foot of carpet area to compare projects on equal terms.
3. Density and towers
Ask for the number of units, the number of towers and the site area. Lower density usually means more open space and less pressure on lifts and amenities. Check tower spacing and which way each unit faces.
4. Specifications in writing
Brochure phrases such as "imported marble" or "VRV air-conditioning" only count if they appear in the specification schedule of the agreement for sale. Ask for that schedule.
5. Running costs
Large clubhouses, pools and high-rise lifts all raise maintenance charges. Ask for the expected per-square-foot maintenance rate and any sinking fund. Our note on clubhouse amenities and maintenance costs covers this.
6. Surroundings
Many premium projects stand next to sites still under construction. Check the status of the sector road, drainage and water connections, and the distance to schools and hospitals. There is no metro station directly on the expressway yet, so plan daily commutes by road.
Ready versus under-construction premium homes
| Factor | Ready (OC received) | Under construction |
|---|---|---|
| Delivery risk | None for the building itself | Depends on the developer's execution and finances |
| What you can inspect | Actual flat, views, common areas, society management | Sample flat, drawings and specification schedule |
| Payment profile | Mostly upfront; home loan on full value | Spread over construction; pre-EMI interest if financed |
| Price discovery | Registered resale deals in the same society | Launch price lists and offers, which change often |
| Main checks | OC, conveyance deed, maintenance dues, society records | HRERA registration, progress reports, approvals, agreement terms |
Several of the older societies listed above trade mainly on the resale market, while newer launches are sold by the developer. When you compare a resale flat with a new launch, account for the possession wait, the rent you will keep paying meanwhile, and the difference in GST and stamp-duty treatment.
Is Dwarka Expressway right for a luxury buyer?
The corridor suits buyers who value airport and West Delhi access and newer, larger-format homes. It suits less well those who need a mature neighbourhood with established schools, markets and greenery today. To compare it with other premium belts, see our luxury projects in Gurgaon guide or browse current projects.
