Gurgaon's 2024 Project Launches: A Look Back and What to Check Now

The original version of this article, written in early 2024, listed ten "major upcoming developments" in Gurgaon, five residential and five commercial, with starting prices, booking offers and promises such as lease guarantees. Most of that content was promotional and is now out of date. In October 2026 we have rewritten it as a neutral look back, with the checks that matter for people who booked in that period or are buying into those projects now.
Inclusion of a project here is not a recommendation. Prices and offers from the original have been removed because they were time-bound and unverified.
The residential projects in focus in 2024
| Project | Developer | Location | Note |
|---|---|---|---|
| Godrej Aristocrat | Godrej Properties | Sector 49, near Sohna Road | Godrej reported about Rs 2,600 crore of sales soon after its December 2023 launch |
| The Arbour | DLF | Sector 63, Golf Course Extension Road | Launched in February 2023 (not 2024); all 1,137 apartments sold within three days, per reports |
| The Edition | Smartworld Developers | Sector 66, Golf Course Extension Road | Large-format apartments; check phase-wise HRERA details |
| Golf Hills | M3M | Sector 79 | Check the specific phase's registration and timeline |
| Hero Homes (later tower) | Hero Realty | Sector 104, Dwarka Expressway | An additional tower in an existing project; check its separate registration |
The original version contained specification and pricing claims for these projects (configurations, clubhouse sizes, "starting from" prices) that were either inaccurate or no longer current. For example, it described The Edition as 2 and 3 BHK apartments, while the developer's launch coverage described larger 3.5 and 4.5 BHK homes. Always rely on the HRERA project page and the developer's registered documents.
The commercial pipeline
The original also promoted several high-street retail and mixed-use projects in Sectors 25 (MG Road), 57, 65, 66 and 71, many advertised with offers such as "assured returns", "lease guarantee", "100% lease-out guarantee" or "2x rentals till possession". Those offers deserve special care.
How to treat assured-return and lease-guarantee offers
- It is only as good as the contract. Check whether the promise appears in the registered agreement for sale or a separate side letter, who is liable to pay, for how long and what happens if the developer stops paying.
- It is often built into the price. A guaranteed rent for a few years can be funded from a higher sale price. Compare the per-sq-ft price with similar commercial units without the offer.
- Look beyond the guarantee period. What matters is the rent a real tenant will pay after the guarantee ends. Look at actual occupancy and rents in nearby completed retail.
- Retail is location-specific. Footfall depends on frontage, visibility, parking and anchor tenants. Upper-floor shops in large malls often lease slowly.
- Get legal advice before relying on any return promise; the enforceability of such schemes depends on how they are structured.

If you booked in 2023–24: checks to make now
- HRERA progress: read the latest quarterly progress report and compare construction with the declared completion date. Our guide on reading a Gurgaon RERA project page shows where to look.
- Agreement for sale: confirm you have a registered agreement and that the payment schedule matches it. See our note on the 10% booking amount rule.
- Demands and receipts: reconcile every demand letter with the construction-linked milestones actually achieved.
- Any promised returns: check whether payments are being made on time and keep records.
- Resale before possession: if you plan to sell, confirm the developer's transfer policy and charges.
If you are buying into one of these projects now
- Compare the developer's current price with resale offers from early buyers in the same project.
- Check how much of the payment plan is already due, as resale units may require a large upfront amount.
- Confirm whether any launch-period offer transfers to you as the new buyer.
- Use a consistent framework to compare launches; our new-launch buyer framework sets one out.
Lessons from the 2024 launch cycle
Large branded launches in Gurgaon in 2023–24 often sold out quickly, which created a sense of urgency for buyers. Speed of sale shows demand at launch but says little about delivery, build quality or resale value. A project booked in a hurry is still a multi-year commitment, so the same checks apply whether a launch sells in three days or three years.

Frequently asked questions
Are the projects in this article still upcoming?
No. They were launched or marketed in 2023–24 and are now at various construction stages. Check each project's HRERA page for its current progress and completion date.
Are assured-return offers on commercial property safe?
They are only as reliable as the written contract and the developer's ability to pay. Check whether the promise is in the registered agreement, compare the price with similar units without the offer, and get legal advice.
Was DLF The Arbour a 2024 launch?
No. DLF launched The Arbour in Sector 63 in February 2023, when all 1,137 apartments were reported sold within three days.
I booked a Gurgaon project in 2024. What should I check now?
Check the latest HRERA quarterly progress report, reconcile demand letters with construction milestones, confirm your registered agreement for sale, and review any promised payments or transfer terms.
