SPR Road Commercial Property: Formats, Risks and Buyer Checks

The Southern Peripheral Road (SPR) runs between Sohna Road and NH-48 through Sectors 69 to 76. Over the past few years it has drawn a large number of commercial launches: retail high streets, shop-cum-office (SCO) plots, office floors and serviced studio apartments. Our earlier article listed ten projects with "price on request", called SPR the "next CBD" and promised "high returns". This rewrite focuses on what investors need: how the formats differ, what drives returns and what to verify.
Why commercial developers chose SPR
- Catchment: SPR is surrounded by large new residential sectors. Many are still under construction, so resident footfall is growing but not mature.
- Road access: SPR links Golf Course Extension Road, Sohna Road and NH-48. GMDA has planned an elevated SPR (described in January 2026, starting with a 5.3 km Vatika Chowk–NH-48 stretch), but construction timelines are not yet confirmed.
- Land availability: Licensed commercial pockets and SCO schemes created supply that older parts of the city cannot match.
Proximity to future residents is not the same as an established business district. Gurugram's office demand is still concentrated in Cyber City, Golf Course Road, Sohna Road and NH-48 business parks. Whether SPR becomes an office destination depends on occupier demand, not on launch volume.
The main formats compared
| Format | What you own | Return driver | Main risks |
|---|---|---|---|
| Retail shop in a mall or high street | A unit inside a developer-managed building | Rent from a tenant; depends on footfall and anchor tenants | Vacancy, mall management quality, super-area loading, assured-return schemes that end |
| SCO plot | A plot on which you build a multi-floor shop-cum-office under approved norms | Lease of floors after you build; land value | Construction cost and time, approvals for building plans, parking and frontage, oversupply of similar plots |
| Office space (strata) | A floor or part of a floor in an office building | Lease to a business occupier | Small strata units are harder to lease to large firms; maintenance and fit-out costs |
| Studio or serviced apartment | A small unit, often in a commercial-licence project | Rental or hospitality-style income | Commercial-rate utility and property tax, restrictions on residential use, management dependence |
What our original list did and did not tell you
The earlier version listed projects by name, including mixed-use retail projects in Sectors 65, 70, 71 and 74, SCO schemes in Sectors 73 and 75A, and community shops in Sector 70A. It gave unit sizes and, for two of them, "starting from" prices. Those prices are from 2024 marketing and are not reliable today, and sizes can change between launch and approval. We have not reproduced the list. Any project you consider should be checked on its own HRERA Gurugram page; we can share current options on request through our projects section.
Checks before buying commercial property on SPR
- HRERA registration and phase. Commercial projects above the RERA threshold must be registered. Confirm that the block or plot you are offered is inside the registered phase. See our guide to reading a Gurgaon RERA project page.
- Licence and permitted use. Check the DTCP licence and zoning for permitted uses such as retail, office, food and beverage or studio. Our guide to commercial use rules in licensed colonies explains the categories.
- Carpet area versus super area. Commercial projects often have high loading. Compare the price per square foot of carpet area, not super area.
- Assured or lease-guarantee schemes. Read exactly who pays, for how long, and what happens if the developer cannot lease the unit. Treat these as marketing terms, not investment guarantees.
- SCO building economics. For SCO plots, add construction cost, approval fees and the time to build and lease. Then compare the expected rent with the full cost.
- Taxes and charges. Commercial property attracts GST on under-construction sales and commercial rates for property tax and utilities. Rental income is taxed as income. Confirm the details with a tax adviser.
- Visibility and access. Frontage on the main SPR carriageway, service-road access, parking and the effect of future flyover works on visibility all matter for retail.
Reading the yield
A useful starting point is gross yield: annual rent divided by the total cost of acquisition. Then subtract vacancy periods, maintenance, property tax and brokerage for a net figure. In newer catchments, assume a longer leasing period than the brochure suggests. Our residential versus commercial comparison and the SPR value versus execution risk analysis provide context. You can also explore Sector 70 and Sector 71.
This is general information, not investment advice. Speak to a qualified tax and legal adviser before committing to a commercial purchase.

Frequently asked questions
Is SPR Road a good place for commercial investment?
It has a large and growing residential catchment, but much of it is still under construction. Returns depend on the specific unit, its leasing prospects and the price paid, so compare carefully.
What is an SCO plot?
A shop-cum-office plot lets the owner build a multi-floor commercial building under approved norms. It typically has shops on lower floors and offices above. The owner bears construction cost and time.
Are assured-return commercial schemes safe?
They depend on the developer's ability to pay and lease the space. Read the agreement closely and treat assured returns as a contractual promise with risk, not a guarantee.
Do commercial projects on SPR need RERA registration?
Yes. Commercial projects above the RERA size threshold must be registered with HRERA Gurugram. Check the registration and phase before booking.
