Southern Peripheral Road (SPR), Gurgaon: A Practical Buyer's Guide

SPR Gurgaon: what to check before you buy

Over the past decade the Southern Peripheral Road (SPR) has moved from a planned bypass to one of Gurgaon's most active housing corridors. Several large developers now have projects on it, and new launches are frequent. This guide explains what SPR actually connects, which infrastructure exists and which is still planned, and how to assess a project along it.

What SPR is and what it connects

SPR is a master-plan arterial road in south Gurgaon. It runs from the Golf Course Extension Road end near Ghata and Sector 58, crosses Sohna Road at Vatika Chowk, and continues west to NH-48 (the Delhi–Jaipur highway). From NH-48, the Dwarka Expressway is a short drive away. Recent reports describe the corridor as about 16 km long.

SPR's appeal comes from that position. It links three established roads (Golf Course Extension Road, Sohna Road and NH-48), so residents can reach Golf Course Road, Cyber City, Udyog Vihar and Manesar without passing through the older city centre. The sectors along and just off the road include roughly Sectors 61 to 76, which hold a mix of group housing, licensed plotted colonies and commercial pockets. For plotted supply on the corridor, see our note on Sector 70A.

Infrastructure: what exists and what is planned

Older SPR articles often present planned works as if they were already built. As of October 2026, the position is:

  • At-grade road: the main road is open and in daily use. Junctions such as Vatika Chowk still slow down at peak hours.
  • Elevated corridor: the Gurugram Metropolitan Development Authority (GMDA) has planned two elevated stretches, Ghata to Vatika Chowk and Vatika Chowk to NH-48. In January 2026, GMDA described the 5.3 km Vatika Chowk–NH-48 stretch as an estimated Rs 750 crore project and said it planned to float the tender. A redesigned multi-level interchange at Vatika Chowk was also proposed. These works were at the tender and design stage, not under construction, when that report was published.
  • Metro: no metro line runs along SPR today. The Millennium City Centre–Cyber City metro now being built is expected to improve access to some sectors near the corridor, but its timelines are targets (first phase 2028, full loop 2029, as reported in October 2026).

When a sales brochure lists "upcoming" infrastructure, ask which stage it has reached: proposed, approved, tendered, under construction or complete. Our article on SPR value versus execution risk covers this in more detail.

What kind of housing is on SPR

ProductTypical buyerPoints to note
Premium and luxury high-rise apartmentsEnd users upgrading; long-horizon investorsMany are under construction. Check possession dates and the developer's delivery record.

Commercial and retail (SCO, high-street)Investors, business ownersLeasing depends on how fast the surrounding catchment fills up with residents.

A large share of current SPR supply is premium high-rise housing from a few big developers. Supply concentrated in one segment can make resale competitive when many towers complete around the same time.

Prices: read figures with dates and sources

SPR prices have risen sharply in recent years. A June 2026 news report, citing a Square Yards study, put average corridor pricing at about Rs 13,725 per sq ft in early 2025 and an estimated Rs 16,950 per sq ft by mid-2026. Such figures are averages across very different projects and stages of construction, and new-launch prices are not the same as resale deal prices. Before relying on any per-square-foot number, compare registered transaction values for similar units nearby. See asking price versus deal price in Gurgaon.

Strengths and risks

Strengths

  • Links three established corridors and gives an alternative to the congested inner city.
  • Newer master-planned sectors with wider sector roads than many older areas.
  • A strong developer presence and a large pipeline of gated projects.

Risks

  • Execution risk: the elevated corridor and the Vatika Chowk interchange are still at the planning stage.
  • Supply risk: many projects are due for completion over the next few years.
  • Last-mile gaps: some internal sector roads, drainage and water connections are still incomplete.
  • Construction phase: while large projects are being built, living conditions can include dust, heavy vehicles and diversions.

Due-diligence checklist for an SPR project

  1. Look up the project on the HRERA Gurugram website. Note the registration number, the declared completion date and any extensions, and read the quarterly progress reports.
  2. Check the DTCP licence and approved building plans, and confirm the tower you are buying in is covered.
  3. Confirm how the site is reached today: which sector road is built and which is only planned.
  4. Ask for the full payment schedule, including PLC, EDC/IDC, club and maintenance charges.
  5. For resale, check the occupation certificate, conveyance deed and dues to the maintenance agency.
  6. Visit at peak hour and after heavy rain.
