Upcoming Residential Projects in Gurgaon: How to Evaluate a Launch

The original version of this article, published in 2024, was a list of eight "upcoming" residential projects with starting prices, pre-launch offers and claims such as "100% ROI per annum". Every one of those projects has since launched, and lists like this go stale within months. In October 2026 we have replaced it with something that lasts: a framework for evaluating any upcoming residential project in Gurgaon, with the 2024 list kept only as neutral examples.
Step 1: Is it actually registered?
Under RERA, a promoter cannot advertise, market, book or sell units in a project that needs registration until it is registered with the Haryana RERA authority. "Pre-launch" offers, "expression of interest" cheques and "assured allotment" schemes taken before registration are a red flag. Our guide to the rule on advertising before registration explains what is allowed.
Once a project is registered, the HRERA page tells you the registration number, the land and licence details, the promoter, the declared completion date and the number of units. If a sales pitch and the HRERA page disagree, trust the HRERA page.
Step 2: Which phase are you buying?
Large Gurgaon projects are often launched in phases or as separately registered towers within a bigger township. Each phase can have its own registration, timeline and even design. For example, DLF's Privana is a 116-acre township in Sectors 76 and 77 that has been launched as separate projects: Privana South (January 2024), Privana West (2024) and Privana North (2025). A buyer needs to know exactly which registered phase a unit belongs to. Our note on comparing project phases and new towers covers this.
Step 3: What is the real cost?
Starting prices in advertisements usually refer to the smallest unit on a low floor, before additional charges. Convert every quote to an all-in price per sq ft of carpet area, including preferential location charges, parking, club membership, EDC/IDC where charged separately, GST and maintenance deposits, and then add stamp duty and registration. Compare payment plans on their real cost: a plan that asks for less upfront may cost more overall.
Step 4: Can the developer deliver?
- Look at the developer's completed projects in Gurgaon and whether they received occupation certificates near the promised dates.
- Check HRERA for complaints, orders and any extensions sought on earlier projects.
- For collaboration projects, check who owns the land and how the agreement between landowner and developer is structured.
- Read the quarterly progress reports of the developer's other ongoing projects.
Step 5: Does the location work today?
Launch brochures describe locations by future infrastructure. Test the present: the approach road, the drive to work at peak hours, the nearest functioning school and hospital, and water and sewer arrangements. Treat proposed metros and roads as upside, not as a reason to pay more.
Step 6: Read the claims critically
Ignore claims you cannot verify, such as "guaranteed appreciation", "100% ROI" or "only a few units left". The 2024 version of this article itself contained such claims. Low density, large clubhouses and specification lists should be checked against the approved building plan and the agreement for sale.
The 2024 "upcoming" list, revisited
For reference, these were the projects the original article described as upcoming. All have since launched. They are listed neutrally by developer and location; inclusion is not a recommendation, and you should check each one's HRERA page for its current status.
| Project | Developer | Location |
|---|---|---|
| Privana (township phases) | DLF | Sectors 76–77 |
| The Aspen | Whiteland | Sector 76 |
| One DXP | Smartworld Developers | Sector 113, Dwarka Expressway |
| Crown | M3M | Sector 111, Dwarka Expressway |
| Godrej Air | Godrej Properties | Sector 85 |
| The Antalyas | Navraj | Sector 37D |
| Monsella | Tulip | Sector 53, Golf Course Road |
Some details in the original were wrong. It described Privana as low-rise "ground + 12" towers, whereas DLF's Privana North, for example, has six towers of stilt plus 50 storeys. It also placed Godrej Air in two different sectors. For more on DLF's township, see our DLF Privana guide.
A short checklist before you book
- HRERA registration number and the exact phase or tower it covers.
- Declared completion date and the developer's delivery record.
- All-in cost per sq ft of carpet area.
- Draft agreement for sale reviewed by a lawyer before paying more than the booking amount.
- A comparison with ready or resale homes nearby at similar all-in cost.
Our new-launch buyer framework expands each step, and our projects page lists current options.

Frequently asked questions
Can a developer take bookings before RERA registration?
No. RERA prohibits advertising, marketing, booking or selling units in a project that requires registration until it is registered. Pre-launch payments are a red flag.
What does 'starting price' in a launch advertisement usually mean?
It normally refers to the smallest unit on a lower floor, before charges such as parking, PLC, club membership, GST and stamp duty. Ask for the all-in price of the specific unit you want.
Why does the phase of a project matter?
Large projects are often registered phase by phase. Each phase can have its own completion date, design and risks, so your rights depend on the registered phase your unit belongs to.
Is DLF Privana a low-rise project?
No. The original article's 'ground + 12' description was wrong. DLF's Privana North, for example, has six towers of stilt plus 50 storeys. Check each phase's approved plans on HRERA.
How NStay Homes can help
NStay Homes can review an upcoming project's HRERA record, phase structure, payment plan and all-in cost alongside comparable ready and resale options. That way you decide on evidence rather than launch-day urgency. Speak to NStay Homes advisor Naresh Shekhawat on 911 911 9605.
