Planned ISBTs Near Dwarka Expressway: Status and Property Impact

Bus terminals rarely make property headlines, but two proposed inter-state bus terminals (ISBTs) near Dwarka Expressway have been cited for years as a reason to buy along the corridor. One is planned on the Delhi side at Dwarka; the other on the Gurugram side near the expressway in Sector 36A. This refreshed article separates confirmed facts from plans and explains how buyers should factor them in.
First, the corridor itself is now complete
When this article was first written, the main infrastructure question on Dwarka Expressway was the road itself. That has since been resolved. The roughly 19 km Haryana section opened in March 2024, and the 10.1 km Delhi section, including a tunnel of about 5.1 km giving direct access towards IGI Airport, was inaugurated on 17 August 2025. The full expressway is about 29 km.
This matters because the expressway's opening was the big connectivity change for the sectors along it. Bus terminals, if built, would be an incremental benefit on top of that, not the main driver.
The proposed Gurugram ISBT in Sector 36A
Gurugram's existing city bus stand is in the old city, where space is limited and traffic is heavy. Plans to build a modern ISBT have shifted locations over the years.
In July 2024, the Gurugram district administration inspected land in Sihi village, Sector 36A, adjoining Dwarka Expressway, for a proposed ISBT. According to reports at the time:
- About 15 acres were earmarked out of roughly 147 acres of public-utility land held by HSIIDC in the area.
- Officials were asked to mark an alternative 15-acre site on the Delhi-Jaipur highway (NH-48) side, with the final choice to be sent to the state government.
- The project was envisaged on a public-private partnership model, broadly modelled on Delhi's ISBTs.
- Design and construction were to start only after the state government finalised the site.
As of October 2026, we have not found official confirmation that construction has started. Treat this ISBT as a proposal under consideration, and check the Haryana Transport Department, HSIIDC or GMDA for current status before relying on it.
The proposed Dwarka ISBT on the Delhi side
On the Delhi side, a new ISBT has long been planned in Dwarka Sector 22, near the Dwarka Sector 21 metro station, by the Delhi Transport Infrastructure Development Corporation (DTIDC). Earlier plans described an airport-style terminal on about 27 acres, with passenger lounges, bus and car parking, and commercial space under a PPP model, meant to handle buses from Haryana, Punjab and Rajasthan.
Its location would give it strong interchange potential: Dwarka Sector 21 connects the Blue Line and the Airport Express Line. However, the project was delayed during the pandemic and we could not confirm its current construction status. These descriptions are historical plans, not a completed facility.
How much should buyers weigh these projects?
Inter-state bus terminals help residents who travel regularly to Haryana, Rajasthan or Punjab by road, and they can bring commercial activity around them. But they also bring heavy bus traffic, and the benefit to a particular home depends on how far it is and which roads connect to it.
| Factor | What to check |
|---|---|
| Project status | Approved site, sanctioned budget, tender awarded, construction started |
| Distance and access | Actual drive route from the society gate, not straight-line distance |
| Traffic impact | Whether buses will use roads that residents also depend on |
| Who benefits | Frequent inter-city travellers and commercial investors gain more than daily office commuters |
A useful rule: do not pay a premium today for infrastructure that has not reached the tender or construction stage. Our guide to infrastructure premium versus hype sets out a step-by-step method.
What actually drives value on Dwarka Expressway
For homes along the corridor, the more important factors are usually:
- Last-mile roads: whether master sector roads and service roads to your sector are built and maintained.
- Project delivery: the developer's track record and the HRERA status of the specific project.
- Social infrastructure: schools, hospitals and retail that are operational, not just planned.
- Micro-location: sectors closer to Delhi, the airport and existing employment hubs differ from those near the NH-48 end.

Frequently asked questions
Has the Gurugram ISBT near Dwarka Expressway been built?
No completed ISBT exists there yet. In July 2024 officials inspected a 15-acre site in Sector 36A (Sihi village) and an alternative site on NH-48. We have not found confirmation that construction has started as of October 2026.
Is Dwarka Expressway fully open?
Yes. The Haryana section opened in March 2024 and the Delhi section, including a tunnel towards IGI Airport, was inaugurated on 17 August 2025. The full corridor is about 29 km.
Where is the proposed Dwarka ISBT in Delhi?
It has been planned in Dwarka Sector 22 near the Sector 21 metro station, which connects the Blue Line and Airport Express Line. Its current construction status should be checked with DTIDC.
Does being near an ISBT increase property value?
It can help commercial property and frequent inter-city travellers, but heavy bus traffic can be a drawback for homes very close by. The benefit depends on distance, road access and whether the project is actually built.
