NH-48 Upgrades: What Changed for New Gurgaon

New Gurgaon, the cluster of sectors broadly between 76 and 95 along NH-48 (the Delhi-Jaipur highway) towards Manesar, has always lived or died by its highway access. When this article was first written, three things were expected to transform commuting from these sectors: a package of highway works on NH-48, the completion of Dwarka Expressway, and the shifting of the Kherki Daula toll plaza. Here is where each stands as of October 2026.

1. The 2022 NH-48 project package

In March 2022, Union Road Transport Minister Nitin Gadkari inaugurated and laid foundation stones for 19 national highway projects in Haryana and Rajasthan with a combined value of about Rs 1,407 crore. Reported components included flyovers on the Delhi-Jaipur highway, major and minor bridges on NH-48 to address waterlogging, a U-turn near Ambience Mall at the Delhi-Gurugram border, and a Dharuhera-Bhiwadi link road.

The original article attributed specific sums to individual items (for example, separate allocations for structures and for resurfacing). We could not verify that breakdown, so it has been removed. The useful takeaway is that the package targeted known choke points and flooding spots along the highway rather than adding new capacity.

2. Dwarka Expressway: now complete

The original piece expected Dwarka Expressway to be completed "next summer". It took longer, but it is now done. The Haryana section, ending at NH-48 near Kherki Daula, opened in March 2024, and the Delhi section, with a tunnel towards IGI Airport, was inaugurated on 17 August 2025. The full corridor is about 29 km.

For New Gurgaon, this created a second route into Delhi and the airport that bypasses the most congested part of NH-48 through central Gurgaon. The "shallow tunnel to the airport" mentioned in the original article was part of this project and is now built.

3. Kherki Daula toll relocation: approved, not yet complete

Shifting the Kherki Daula toll plaza towards Pachgaon (often written Panchgaon), near the junction with the KMP Expressway, has been promised for years because the plaza sits between New Gurgaon and the rest of the city. The position in 2025–26:

  • The Union transport ministry approved the relocation in 2025, and reports in June 2025 said NHAI had given an in-principle nod.
  • In February 2026, reports said the move had stalled after villagers at Pachgaon rejected NHAI's proposed junction design and demanded a full flyover.
  • In October 2026, NHAI floated a tender for a barrier-free multi-lane free flow (MLFF) toll system at the new location, with technical bids due later that month.

So the relocation is closer than before, but it has not happened yet. Buyers should not treat a toll-free commute between New Gurgaon and central Gurgaon as a current fact until the old plaza is actually removed.

What this means for New Gurgaon buyers

Highway upgrades help, but daily life in New Gurgaon depends just as much on what happens off the highway:

  • Sector roads and service lanes: many residents' commute problems are on incomplete master sector roads, not NH-48 itself. See our guide to master sector roads and last-mile access.
  • Waterlogging: some underpasses and low stretches flood in monsoon; check the specific route from your society.
  • Social infrastructure: schools, hospitals and retail have improved but are uneven across sectors.
  • Employment access: Manesar's industrial belt is close, while Cyber City and Golf Course Road remain a longer drive at peak hours.

Our analysis of NH-48 and New Gurgaon demand and the broader New Gurgaon property guide cover these factors sector by sector.

How to judge a New Gurgaon property today

  1. Drive the commute at peak hour from the actual society gate to your workplace, in both directions.
  2. Check whether the sector road connecting the project is fully built and lit.
  3. Confirm the project's HRERA status, occupation certificate (if ready) and the developer's delivery record.
  4. Do not pay a premium for pending items such as the toll relocation until they are complete.
  5. Compare with similar homes in neighbouring sectors to see whether a "connectivity premium" is already priced in.

Frequently asked questions

Has the Kherki Daula toll plaza been shifted?

Not as of October 2026. The relocation towards Pachgaon was approved in 2025, faced local objections in early 2026, and NHAI floated a tender for a barrier-free toll system at the new site in October 2026.

Which sectors are usually called New Gurgaon?

The term is commonly used for sectors roughly between 76 and 95 along NH-48 towards Manesar. Usage varies, so always check the specific sector rather than the label.

Did Dwarka Expressway reduce traffic on NH-48?

It gave New Gurgaon residents an alternative route towards Delhi and the airport. How much it helps depends on where you live and where you commute; test the route at peak hours.

What was the Rs 1,407 crore highway package?

In March 2022, 19 national highway projects worth about Rs 1,407 crore were inaugurated or started in Haryana and Rajasthan, including flyovers and bridges on NH-48 and a U-turn near Ambience Mall.
