Where to Invest in Gurgaon: A Corridor-by-Corridor Guide

Gurgaon Investment Corridors Compared

"Which is the best area to invest in Gurgaon?" has no single answer. The right corridor depends on whether you want rental income, long-term appreciation, a home to live in later, or a mix, and on how much delivery risk you can accept. The original version of this article, written for 2023, listed seven areas with per-square-foot price ranges. Those price ranges were unsourced and are now out of date, so we have removed them. Instead, this guide compares the main corridors on what they are, what drives demand, and what to check.

For current prices, always compare recent, dated transactions in the specific project and sector.

1. Golf Course Road

Profile: Gurgaon's most established luxury address, running past sectors such as 42, 43, 53, 54, 55 and 56 and the DLF phases, close to the Cyber City and Golf Course Road office clusters.

Strengths: mature social infrastructure, proximity to employment, strong demand from senior professionals and HNI buyers, and deep resale and rental markets.

Watch-outs: very high entry prices mean rental yields tend to be modest relative to capital invested; older towers may carry higher maintenance and refurbishment costs.

2. Golf Course Extension Road

Profile: a newer premium corridor, broadly sectors 58 to 66, running from the end of Golf Course Road towards Badshahpur and Sohna Road, with a large number of recent high-rise launches.

Strengths: modern projects, larger formats, links to Golf Course Road and SPR, and a growing base of completed societies.

Watch-outs: high new supply in some pockets, so resale competition from fresh launches; check last-mile roads and drainage. Our comparison of Golf Course Road and Golf Course Extension Road looks at the trade-offs.

3. Dwarka Expressway

Profile: an approximately 29 km access-controlled corridor from Dwarka in Delhi to NH-48 near Kherki Daula, with residential sectors such as 36A, 37D and 99 to 115 along its Gurgaon stretch. The Haryana section opened in March 2024 and the Delhi section in August 2025.

Strengths: direct connectivity to Delhi and IGI Airport, a large pipeline of projects by established developers, and improving social infrastructure.

Watch-outs: social infrastructure and sector roads are still filling in; many projects are under construction, so delivery risk varies widely by developer. Micro-location matters a great deal.

4. Southern Peripheral Road (SPR)

Profile: the road linking Golf Course Road and Golf Course Extension Road with Sohna Road and NH-48, serving sectors broadly between 69 and 76 and neighbouring areas.

Strengths: central position between three major corridors, mixed residential and commercial development, and a range of price points.

Watch-outs: SPR's long-planned elevated corridor was still at the planning stage in mid-2026, with a fresh DPR being sought for the Ghata Chowk to Vatika Chowk stretch. Do not price in signal-free travel until it is built. Our SPR value versus execution risk analysis covers this.

5. Sohna Road and Sohna

Profile: Sohna Road connects central Gurgaon to Sohna town, with established sectors near the city and newer townships and affordable housing further south. Sohna has its own development plan.

Strengths: wider range of budgets, including affordable and mid-segment housing; and access to the Aravalli foothills.

Watch-outs: distance to main office clusters for southern pockets, uneven social infrastructure, and the need to distinguish Sohna Road (city) from Sohna (town) when comparing prices.

6. New Gurgaon (NH-48)

Profile: sectors broadly between 76 and 95 along NH-48 towards Manesar, mostly mid-segment and affordable group housing with some plotted development.

Strengths: relatively lower entry prices, proximity to Manesar's industrial and logistics belt, and access to both NH-48 and the southern end of Dwarka Expressway.

Watch-outs: incomplete sector roads in places, monsoon waterlogging on some routes, and the long-delayed relocation of the Kherki Daula toll plaza.

7. MG Road and older Gurgaon (including Sushant Lok)

Profile: established neighbourhoods near MG Road and the Yellow Line metro, including Sushant Lok, with a mix of builder floors, plots and older apartment complexes.

Strengths: metro access, mature markets and schools, and land-based value in plots and builder floors.

Watch-outs: older construction, parking pressure and building-rule uncertainty for builder floors (including the 2026 court stay on stilt-plus-four floors in Gurugram).

Rules that apply everywhere

  • Verify the project's HRERA registration and timeline before booking.
  • Compare per-square-foot prices on carpet area, not super area.
  • Use dated, sourced price data, not ranges in old articles.
  • Do not pay today for infrastructure that is not yet funded or under construction.

Frequently asked questions

Which area of Gurgaon is best for rental income?

Established areas close to large office clusters tend to have deeper rental demand, but high entry prices can keep yields modest. Calculate net yield after maintenance, vacancy and taxes for each option.

Is Dwarka Expressway still a good place to invest?

The expressway is now fully open, which removes the main connectivity risk. Returns now depend more on the specific sector, the developer's delivery record and the entry price relative to nearby ready projects.

Why have the price ranges been removed from this article?

The original 2023 ranges were not sourced and are now outdated. We recommend checking recent, dated transaction data for the specific project or sector.

What is the difference between Sohna Road and Sohna?

Sohna Road is the corridor within Gurgaon city connecting to the south, while Sohna is a separate town further south with its own development plan. Prices and infrastructure differ significantly.
